Moulsecoomb Pre-Purchase Roof Survey
Find out the condition of the roof at your property in Moulsecoomb. Visits run on weekdays and weekends, in the daytime.
- Gutters choked with leaves and moss
- Lead that has worked loose at a wall or chimney
- A ridge or slope that dips
Useful tips for Moulsecoomb property owners
Most of what helps is simple and safe from the ground. Our suggestions:
- Check we’ll be able to get into the loft space
- Book once your offer is accepted
- Notice patches of new decoration in top-floor rooms
- Pass the findings to your conveyancer
It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, especially where we have found patch repairs.
After strong winds, look at the roof from the ground. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.
Pre-purchase roof surveys for homes and businesses in Moulsecoomb
Book after your offer is accepted and before exchange. At that point you can still ask questions, because nothing is binding yet. We survey seven days a week, which helps when the chain is moving fast. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We survey chimney stacks, clay and concrete tiles and natural slate, and people most often book us about signs of past leaks inside the loft and flashings that have lifted or split.
Bungalows, chalet bungalows and older cottages are common in smaller places like Moulsecoomb, many of them extended or given dormers over the years. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you are buying in Moulsecoomb or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What we can’t see
It is a careful look at the roof, not the whole story. The main limits are:
- Confirmation of asbestos in cement sheets or soffits
- Structural calculations (that’s a structural engineer’s job)
- Whether the price should change, which is between you and the seller

Roof types and parts we check
- Gutters and downpipes
- The roof space
- Natural slate
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- Lead flashings and valleys
- Chimney stacks
Different roofs, different checks
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.
Natural slate
Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.
Do you need a pre-purchase roof survey in Moulsecoomb?
Many roofs have had quick fixes over the years. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.
Most people get in touch when they’ve noticed one of these:
- Lead that has worked loose at a wall or chimney
- Quick fixes on flashings and valleys
- Cracked flaunching or crumbling chimney pointing
- Signs of past leaks inside the loft
If you live in an older home near St. Andrew's, the roof may have had decades of patch repairs, and the survey shows where they are.

What happens on the day
Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, it typically takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. Being in a smaller place like Moulsecoomb doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- You book once your offer is accepted and tell us the address and your timetable.
- Access is arranged through you, the agent or the seller.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- Each part of the roof is examined and photographed.
- We email a photo-illustrated written report and recommendations, ready for you to use before exchange.
Before the survey
- Check we can get to the back of the property
- Leave a clear route to the loft
- Jot down any questions you want answered

Advice
Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Buying a home or a new roof in Moulsecoomb
Moulsecoomb is within about 3 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. About 1.8 miles west lies Preston Manor & Gardens, a reminder of how long the area around Moulsecoomb has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you let a flat or house near Moulsecoomb station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Your questions about pre-purchase roof surveys in Moulsecoomb
Does a conservation area affect roof work in Moulsecoomb?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do roofs near the sea, like those around Moulsecoomb, take more of a battering?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows, and Moulsecoomb is within about 3 miles of the coast.
How soon is the report ready?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.
How experienced are you?
We’ve completed more than 5,000 surveys, over more than 20 years.
Can you survey at the weekend?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
What insurance do you have?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Will you fly a drone over my roof?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
