Rosehill questions

Is parking a problem for a survey in Rosehill?

It depends on the street. If Rosehill has controlled parking where you are, a visitor permit is the easiest answer.

Is my home in Rosehill listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.

How long will you be at the property?

The visit normally takes an hour or two at a typical house, with time for the loft where it can be reached. We’ll give you an idea of timing when booking.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Should I get a roof survey as well as a RICS home survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

Pre-purchase roof survey in Rosehill: what you get

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. All three include a written report with photos and recommendations. If you’ve noticed cracked flaunching or crumbling chimney pointing and lead that has worked loose at a wall or chimney, we can find out what’s behind it, on clay and concrete tiles, chimney stacks and lead flashings and valleys alike.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, and a home in Rosehill could be any of them. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

What happens if roof problems are left?

When a chain is moving fast, a roof survey can feel like one more delay. We visit seven days a week, and a Premium report comes the same day, so it can fit around a tight timetable. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Different roofs, different checks

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’.

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.

How the survey works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes about 1–2 hours for a house; commercial roofs usually need 3–4 hours. London terraces rarely offer a view of the whole roof from one spot, so a visit in Rosehill moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before the survey

  • Keep pets in another room
  • Agree roof access with the managing agent if it’s shared

Advice

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Tell us your exchange date as you book
  • Check the lease for roof repair responsibilities
  • Ask whether there are papers for past roof work
  • Ask the seller about past roof repairs

With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s.

After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

Rosehill homes and their roofs

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. The wider area around Rosehill has a long history of building, with Nonsuch Mansion about 2.6 miles south-west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Controlled parking zones are common in London, so mention any permit rules for Rosehill, along with any off-street space. For an older house near a landmark like St Peter's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For landlords with property near Sutton Common station, a written report helps before buying a rental or paying for a new roof on one.
