What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Building height and the viewpoints available
  • The shape of the roof and its details
  • How many separate roofs there are, such as extensions, dormers and garages
  • How big the roof is

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

What to let us know when you get in touch

You do not need to know any roofing terms. Just tell us:

  • What kind of property and roof it is
  • The reason for the survey, such as buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside
  • Access details, such as a loft hatch or a shared roof

A quick phone call is normally the easiest start: phone 07833 053749 or drop us an email and we’ll ask a few questions about the roof. You will have a price before anything is arranged.

About our pre-purchase roof survey in South Chingford

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, with VAT included. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. If you are worried about a ridge or slope that dips and standing water on a flat extension roof, we can find out what’s behind it.

In a London terrace or conversion, the roof frequently joins the neighbours’ roofs and shares their stacks and gutters. That matters for anyone buying in South Chingford or checking a new roof there: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. If it’s a flat, the lease typically sets out who is responsible for the roof.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How the survey changes by roof type

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.

Buying a home or a new roof in South Chingford

With Bruce Castle about 2.2 miles west, South Chingford sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you let a flat or house near Meridian Water station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. For a London address like South Chingford, it helps to know about controlled parking before the day, along with any off-street space. Take an older house close to St Edmund's Church: the roof may have had decades of patch repairs, and the survey shows where they are.

What this survey can’t tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Faults hidden behind ceilings, boards or coverings
  • Whether timbers meet design loads
  • Walls, floors, services and rooms below the roof

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.

Questions from South Chingford

Does a conservation area affect roof work in South Chingford?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is parking a problem for a survey in South Chingford?

It depends on the street. If South Chingford has controlled parking where you are, a visitor permit is the easiest answer.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Do you need access inside the house?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we will help you choose.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Why it is worth a survey now in South Chingford

Sellers are not always aware of roof problems. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now, whatever anyone remembers. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Prices quoted always include VAT, and the report isn’t charged as an extra. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Why us?

  • Every finding written up with photos
  • Package prices that include VAT
  • Over 20 years’ experience
  • Insured for professional indemnity and public liability

What we do, step by step

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photos go into the written report. The visit typically takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in South Chingford runs like any other.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
