How a pre-purchase roof survey works in Northumberland Park

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and inspect from every other safe vantage point. We survey flat-roofed extensions and dormers, lead flashings and valleys and gutters and downpipes, and common reasons people get in touch are signs of past leaks inside the loft and flashings that have lifted or split.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door. For a purchase or a new roof in Northumberland Park, that shapes what can be checked: we inspect what we’re given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease normally says who looks after the roof.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What a pre-purchase roof survey looks like in Northumberland Park

About 0.8 miles south-west lies Bruce Castle, a reminder of how long the area around Northumberland Park has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Parking in Northumberland Park, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier. If you let a flat or house near Northumberland Park (London) station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Questions from Northumberland Park

Are there drone restrictions around Northumberland Park?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

How do I find out if my home in Northumberland Park is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

What if it rains on the day?

It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.

Do you work in Northumberland Park?

Yes. We cover Northumberland Park and the rest of Greater London, as part of our work across London and South East England. To book, ring 07833 053749 or drop us an email.

How do I book a survey in Northumberland Park?

To arrange a survey, phone 07833 053749 or send us an email and tell us the address and what you’d like to know. We’ll confirm the price and agree a day with you.

How the survey works

Once we have finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. On timing, most surveys take about 1–2 hours at a typical home, or half a day or so for a commercial building. From the street, a London terrace normally shows only its front slope or parapet, so in Northumberland Park we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Advice

Can I check my roof myself?

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Check the lease for roof repair responsibilities
  • Tell us your exchange date as you book
  • Ask the agent to check the loft hatch can be opened
  • Look for fresh paint on upstairs ceilings at viewings

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.

Do you need a pre-purchase roof survey in Northumberland Park?

Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.

We’re often asked to look at:

  • Chimney mortar that has eroded
  • Blistered or split felt on a flat roof
  • Signs of past leaks inside the loft
  • Lead that has worked loose at a wall or chimney

If you live in an older home near St Paul's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Choosing a roof surveyor

  • Whether the price includes VAT
  • What the survey won’t cover
  • Which viewpoints they use to see the roof
  • Whether they hold professional indemnity and public liability insurance

What’s in a roof survey

What we look for on each type of roof

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well.
