Buying a home or a new roof in Upper Edmonton

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Controlled parking zones are common in London, so mention any permit rules for Upper Edmonton, along with any off-street space. If you own a rental within reach of Silver Street station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Pre-purchase roof surveys for homes and businesses in Upper Edmonton

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey is not a RICS survey, and it does not replace one. What it adds is a closer look at the roof alone, with photographs of what we find and written recommendations. You can have both. Common reasons to book are damp timbers or stains in the loft and chimney mortar that has eroded, on flat-roofed extensions and dormers, natural slate and clay and concrete tiles.

London terraces and converted houses frequently share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Upper Edmonton or checking a new roof there: only the parts we’re given access to and can see safely are inspected. For a flat, the lease typically says who looks after the roof.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What affects the price in Upper Edmonton

Several things affect the price of a survey:

  • The use of thermal imaging or a drone
  • Roof area
  • Which survey package you book
  • House, block, shop or office

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

A little information up front helps. Please include:

  • Your postcode, so we can check access and travel
  • Where water is showing inside, if it is
  • Your timetable, like an exchange date
  • The kind of building and roof involved

Once you know what you need, ring 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

FAQs for Upper Edmonton

Are there drone restrictions around Upper Edmonton?

Typically it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Does a conservation area affect roof work in Upper Edmonton?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

Is a roof survey worth having alongside a home survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

Does your survey replace a RICS home survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.

Can I use the report to negotiate on price?

Yes. You’ll have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.

Do you need access inside the house?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access isn’t possible, we note it in the report.

What a pre-purchase roof survey doesn’t cover

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Faults hidden behind ceilings, boards or coverings
  • Anything beyond the roof, which a full home survey covers
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. What a survey covers and doesn’t.

What this survey covers

  • Chimney stacks
  • Gutters and downpipes
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Natural slate
  • The roof space

What we do, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. In Upper Edmonton, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed beforehand.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a report with photos and recommendations before you exchange.

How to prepare

  • Leave a clear route to the loft
  • Leave side gates unlocked
  • Keep pets out of the way during the survey

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Let us know your timetable
  • Ask when the roof was last worked on
  • Arrange the survey as soon as your offer is agreed
  • Check we’ll be able to get into the loft space

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

What we are asked to look at in Upper Edmonton

A chimney stack stands out in the wind and rain. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.

We are often asked to look at:

  • Worn or lifted lead flashings
  • Blistered or split felt on a flat roof
  • Signs of past leaks inside the loft
  • Gutters choked with leaves and moss

For an older house near a landmark such as St Mary's Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Questions to ask before you book

  • What the report includes, and whether it has photographs
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Is there a chance to talk the report through?
  • What experience they bring

What’s in a roof survey

DIY checks: what’s safe

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
