Upper Ruxley: your questions answered
Are there drone restrictions around Upper Ruxley?
It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.
Does a conservation area affect roof work in Upper Ruxley?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
When should I book a pre-purchase roof survey?
After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.
What if it rains on the day?
Light rain does not usually stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.
Is your roof survey a RICS survey?
No. Our survey looks at the roof only, and it isn’t a RICS home survey. It works alongside a home survey.
Is Upper Ruxley in your area?
Yes. We cover Upper Ruxley and the rest of Greater London. To book, phone 07833 053749 or drop us an email.
Do you need access inside the house?
Ideally, yes. We look in the loft space where there’s safe access, and views from upper windows help too. The agent or seller can arrange entry.
Pre-purchase roof survey in Upper Ruxley
A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We cannot say how a seller will respond, but you will be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. We survey lead flashings and valleys, clay and concrete tiles and natural slate, and the problems we are asked to look at most are bitumen or mortar used in place of proper repairs and cracked flaunching or crumbling chimney pointing.
Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. For a purchase in Upper Ruxley, or for new roofing work there, those junctions deserve a close look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we can’t see
A survey is a proper look at the roof, but it cannot do everything. The main limits are:
- Asbestos testing of any kind
- Whether timbers meet design loads
- Walls, floors, services and rooms below the roof
If in doubt, call 07833 053749 or email us and we’ll point you to the right survey. What a survey covers and does not.
Roofs we survey in Upper Ruxley
- Chimney stacks
- Natural slate
- Clay and concrete tiles
- Flat-roofed extensions and dormers
- Lead flashings and valleys
- The roof space
- Gutters and downpipes
For landlords and managing agents
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the survey around it.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Don’t leave it until just before exchange
- Check the lease for roof repair responsibilities
- Find out whether the roof has been replaced or patched
- Tell us your exchange date as you book
We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.
Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.
How we price pre-purchase roof surveys
Survey packages start from £150, including VAT. The price for your roof depends on:
- Building height and the viewpoints available
- If the survey needs thermal imaging or a drone
- Whether it is a home or a commercial building
- Basic, Standard or Premium
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.
Getting in touch
We will typically ask about:
- Why you want a survey: buying, a leak, a storm or new work
- Whether there’s a loft hatch, a shared roof or tricky access
- Any deadline, like an exchange date
- The type of building and roof, like pitched or flat
Every survey is priced before it is booked, so you know the cost up front. Prices start from £150, including VAT. To book, phone 07833 053749 or use the contact form.
How the survey works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Upper Ruxley moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- You book once your offer is accepted and tell us the address and your timetable.
- We arrange access with you, the agent or the seller.
- The roof is inspected from each safe vantage point, inside and out.
- Each part of the roof is examined and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before the survey
- Jot down any questions you want answered
- If it is not your property yet, arrange access through the agent
- For flats, make sure roof access has been agreed
Booking a survey
Booking is simple: just phone 07833 053749 or send us an email, tell us about the property and we’ll suggest the right survey. The price is agreed up front.

Why act early in Upper Ruxley
A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy means you know about it from day one. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

What a pre-purchase roof survey looks like in Upper Ruxley
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.
If your home is one of the older ones in the streets near St Botolph's Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. Historic houses such as Hall Place and Gardens, about 2.7 miles north, show how far back building around Upper Ruxley goes. If you’re buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. If you let a flat or house near Swanley station, a written report helps before buying a rental or paying for a new roof on one.
