For landlords and managing agents

How a pre-purchase roof survey works in Walworth

The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, because nothing is binding yet. We survey on any day of the week, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. If you’re worried about blistered or split felt on a flat roof and worn or lifted lead flashings, we can find out what’s behind it.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, and a home in Walworth could be any of them. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Signs you need a pre-purchase roof survey in Walworth

Many roofs have had quick fixes over the years. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.

Here are some of the things we see often:

  • Worn or lifted lead flashings
  • Damp timbers or stains in the loft
  • Standing water on a flat extension roof
  • Slipped or missing slates and tiles

For an older house near a landmark such as Lady Margaret Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What to check before booking

  • What follow-up you get after the report
  • Their insurance cover
  • Will the report include photos?
  • Is VAT included in the price?

What a good roof survey covers

What happens on the day

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • Jot down any questions you want answered
  • If it is not your property yet, arrange access through the agent
  • For flats, check roof access has been agreed

Advice

What we look for on each type of roof

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. We check their linings and outlets from wherever is safe.

Natural slate

Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.

Walworth: your questions answered

Is my home in Walworth listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is parking a problem for a survey in Walworth?

It can be, so it’s useful to let us know about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.

Does the weather affect the survey?

Light rain does not usually stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

What’s the best way to book?

It is easiest to call 07833 053749 or send us an email. Give us the address and some details about the roof. We survey seven days a week.

Will the roof report help me negotiate with the seller?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.

Will you climb onto the roof?

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.

Pre-purchase roof surveys around Walworth

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Walworth. If your survey includes the drone, the exact boundary is checked for the address first.

Mansion House lies about 1.6 miles north, so building around Walworth goes back a long way. If you are buying an older home nearby, it is worth knowing whether it’s listed or in a conservation area before you plan any re-roofing. Parking in Walworth, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway when you book, as a space near the door can’t be promised.

Leave it or get it looked at?

The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. A roof survey is carried out for the buyer, and the report is written for you to use. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • Asbestos testing of any kind
  • How a seller will respond, or what the house is worth
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. The full list of what we check.
