Pre-purchase roof survey in Westbourne, Greater London
Pre-purchase roof surveys in Westbourne, backed by more than 20 years’ experience. You get a clear report with photos.
- Loose pots and cracked flaunching
- Signs of past leaks inside the loft
- Bitumen or mortar used in place of proper repairs
What a pre-purchase roof survey does not cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A structural engineer’s report
- Whether the price should change, which is between you and the seller
- Faults hidden behind ceilings, boards or coverings
If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and does not.
Roof types and parts we check
- Clay and concrete tiles
- Lead flashings and valleys
- Natural slate
- Chimney stacks
- Gutters and downpipes
- The roof space
- Flat-roofed extensions and dormers
Pre-purchase roof surveys for homes and businesses in Westbourne
Some roofs can’t be seen well from the ground or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, along with a same-day report. Where a flight is not possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We survey the roof space, flat-roofed extensions and dormers and natural slate, and common reasons people get in touch are gutters choked with leaves and moss and lead that has worked loose at a wall or chimney.
In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you’re buying a flat or house in Westbourne, or have just had new roofing work done, those junctions are often where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.
Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t.

Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. If you let a flat or house near London Paddington station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Westbourne is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book, as a space near the door can’t be promised. The streets around a church such as St Stephen's Church are often among the oldest in a place, and if your house is among the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Ask the seller about past roof repairs
- Let us know your timetable
- Ask for any paperwork for recent roof work
- Arrange the survey as soon as your offer is agreed
After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and keep the photos to compare against later. Premium comes with a follow-up after 12 months.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.
FAQs for Westbourne
Are there drone restrictions around Westbourne?
The answer turns on the exact location and the conditions on the day. The flight restriction zone around London Heliport in Battersea comes within about 1 mile of Westbourne. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 2 miles from Westbourne. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it’s granted. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
Can parking be tricky for a visit in Westbourne?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
Do you inspect the roof from on top?
Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.
What’s the best way to book?
Simply ring 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance.
What we look for on each type of roof
Gutters and parapets
The rainwater system keeps water off the walls. Leaking joints, sagging lengths and blockages are all noted.
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.
What happens on the day
Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours at a typical house, with time for the loft where it can be reached. In Westbourne, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it is useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed beforehand.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- Dig out any old roof reports or invoices
- Jot down any questions you want answered
- Leave side gates unlocked

Can I check my roof myself?
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
