Pre-purchase roof surveys near Woodford Wells

About our pre-purchase roof survey in Woodford Wells

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the loft space where it is safe to get in. The findings come in a written report with photos. Typical surveys look at ponding, blisters or splits on a flat roof and sagging ridge lines or uneven roof slopes, across lead flashings and valleys, clay and concrete tiles and gutters and downpipes.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Woodford Wells or checking a new roof there: we inspect what we’re given access to and can see safely, which may not include a neighbour’s side. If it’s a flat, the lease typically sets out who is responsible for the roof.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Why get it checked now?

It’s tempting to skip the roof to keep a sale moving. We visit on weekdays and at weekends, and the Premium Survey report arrives the same day, which helps it fit around your exchange date. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What you get with us

  • Weekday and weekend surveys
  • Covered by professional indemnity and public liability insurance
  • 98% of customers satisfied
  • Plain-English reports with photos

Woodford Wells: your questions answered

Is drone flying allowed in Woodford Wells?

The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.

Can parking be tricky for a visit in Woodford Wells?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we’ll work around them.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

Can I use the report to negotiate on price?

Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we will help you choose.

How it works

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It typically takes roughly 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. In Woodford Wells, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Preparing for the visit

  • For a flat or shared roof, check access with the freeholder or managing agent
  • If you’re buying, let the agent know when we’re coming
  • Point out any leaks or damp patches

How to book

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or use the contact form.

Prices for pre-purchase roof surveys in Woodford Wells

The price reflects the time and kit the roof needs. The main factors are:

  • How tall the building is and how easy the roof is to see
  • The size of the roof
  • Whether it is a home or a commercial building
  • Chimneys, valleys, parapets and other details

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Booking your survey

Here’s what helps us most when you contact us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • The kind of building and roof involved
  • Any deadline, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors

Booking is simple: just phone 07833 053749 or send us an email and give us some details about the property and we will explain which survey suits. We confirm the price before anything is booked.

What we look for on each type of roof

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it’s in.

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide, so we look for gaps along the courses.

What a pre-purchase roof survey does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A structural engineer’s report
  • A valuation or a promise of a lower price
  • Faults hidden behind ceilings, boards or coverings

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Clay and concrete tiles
  • The roof space
  • Gutters and downpipes
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Natural slate
  • Chimney stacks

When to book a survey in Woodford Wells

Asbestos was banned in UK construction in 1999. It is frequently found in cement sheets, soffits and flue pipes. We do not carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

Here are some of the things we see often:

  • Quick fixes on flashings and valleys
  • Blocked or leaking gutters
  • Flashings that have lifted or split
  • Old water stains in the loft space

The streets around a church such as All Saints' Church are often among the oldest in a place, and if your house is among the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Questions to ask before booking

  • What exactly goes into their report
  • Whether the inside of the roof is included
  • What insurance they carry
  • Their report turnaround times

What a good roof survey covers

Woodford Wells homes and their roofs

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. For a purchase or a newly finished roof, the materials decide which details matter most. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
