Pre-purchase roof survey in Woodford Bridge
Older homes frequently have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it can’t be seen from the street. Our survey picks it out, with photos so you can see it for yourself. We explain each finding in plain English, so it is clear what it means for your purchase. We are often asked to look into flashings that have lifted or split and chimney mortar that has eroded, across natural slate, flat-roofed extensions and dormers and the roof space.
In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you are buying a flat or house in Woodford Bridge, or have just had new roofing work done, those junctions are often where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
The report records the roof as we found it on the day. It is useful right away, and a good reference for later.

Roof by roof
Lead flashings and valleys
Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt frequently lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.
Woodford Bridge homes and their roofs
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. About 2.3 miles south lies Valentines Mansion, a reminder of how long the area around Woodford Bridge has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you own one of the older houses in the streets near Church of St Paul, the roof may have had decades of patch repairs, and the survey shows where they are. Woodford Bridge is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking.

How it works
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take roughly 1–2 hours at most homes, or half a day or so for a commercial building. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Woodford Bridge moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Before the survey
- Keep pets inside or away from the areas we are looking at
- Agree roof access with the managing agent if it’s shared
- Have any questions written down, so nothing gets missed
How to book

When you need someone else
In fairness, a roof survey has limits:
- Confirmation of asbestos in cement sheets or soffits
- How a seller will respond, or what the house is worth
- Faults hidden behind ceilings, boards or coverings

Checking the roof from the ground
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
Common roof problems in Woodford Bridge
Rear extensions, dormers and garages frequently have flat roofs. Felt flat roofs often last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, particularly when they’re only visible from an upper floor.
Here are some of the things we see frequently:
- Gutters that overflow or drip at the joints
- Flashings that have lifted or split
- Patch repairs that may hide an ongoing problem
- Slipped or missing slates and tiles
If you let a flat or house near Highams Park station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Useful tips for Woodford Bridge property owners
Small things make a difference. Some pointers:
- Check the lease for roof repair responsibilities
- Book once your offer is accepted
- Ask for loft access on the day
- Ask the seller about past roof repairs
You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it, particularly where we’ve found patch repairs.
Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
Common questions in Woodford Bridge
Is my home in Woodford Bridge listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Can you fly a drone over a roof in Woodford Bridge?
Usually it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.
How long will you be at the property?
Allow roughly 1–2 hours at a typical house, with time for the loft where it can be reached. We will give you an idea of timing as you book.
Do I need a roof survey if I’m having a RICS survey?
They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.
Will you need to get into the loft?
Where possible, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. The agent or seller can arrange entry.
Does your survey replace a RICS home survey?
No. It’s a roof survey by an experienced roof surveyor, with a written report and photos. It isn’t a RICS survey and doesn’t cover the rest of the house.
Do you cover Woodford Bridge?
