The survey, step by step

We do not take risks to get a closer look. We inspect what can be seen safely, and anything we can’t see is noted in the report. Most visits take about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Ewhurst, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Roof leak investigations for homes and businesses in Ewhurst

Our job is to find the likely source and tell you. You get a photo-illustrated written report showing the likely entry point and the route the water is taking, and recommends what should be done. It gives any roofer a clear brief. We find and report the source, and the repair itself is a separate job. We’re often asked to look into condensation that looks like a leak and water through the ceiling under a flat roof, across flat roof details, lead flashings and valleys and parapet gutters.

Being in a small place like Ewhurst makes no difference to how a leak or storm damage is looked at: the journey and access are just planned beforehand. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.

Where we can’t see part of the leaking roof, the report says so. That way, it’s clear what was covered and what wasn’t.

Signs you need a roof leak investigation in Ewhurst

When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. On slate roofs, slipping is frequently caused by corroded nails.

Typical things we’re asked to look at include:

  • Water coming in around a roof light or dormer
  • Leaks that appear only in driving rain
  • Damp ceilings under a flat roof
  • Staining around the chimney inside

Take an older house close to Church of St Peter and St Paul: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Questions to ask before you book

  • Is there a chance to talk the report through?
  • What’s outside the scope of the survey
  • Is VAT included in the price?
  • Are they insured for the work?

What to expect from a roof survey

Prices for roof leak investigations in Ewhurst

Several things affect the price of a survey:

  • The size of the roof
  • The package you choose: Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • How many separate roofs there are, such as extensions, dormers and garages

Every price we give includes VAT. Our price is from £150, including VAT. You will know the exact price before booking.

What we need to know

Here’s what helps us most when you get in touch:

  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them
  • Your timetable, such as an exchange date
  • Whether there’s a loft hatch, a shared roof or tricky access

Photos help, if you have them. Take them safely from the ground or a window. To get started, ring 07833 053749 or drop us an email.

How the survey changes by roof type

Valleys

Leaves and moss build up in valleys and hold water back. During a downpour, water can back up under the coverings.

Lead flashings

Mortar fillets are sometimes used instead of lead. They crack as the roof and wall move, letting rain run behind the joint.

FAQs for Ewhurst

Do you cover smaller places like Ewhurst?

Yes. Ewhurst is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Is Ewhurst in the area you cover?

Yes. Our area covers London and South East England, and Ewhurst is part of that. Just phone 07833 053749 or drop us an email and let us know about the property.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.

Can every leak be traced?

Not every leak can be pinned down in a single visit. Many leave clear signs, but some only appear in certain weather. The report sets out what we found and the most likely routes.

What happens next?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Can you find a leak when it is not raining?

In many cases, yes. Leaks leave clues, like staining, damp timber and moisture in materials. Some leaks only show in particular weather, so photos and notes from when it leaks help a lot.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Why it is worth a survey now in Ewhurst

Water damage grows the longer it’s left. Damp spreads into rafters, ceilings and insulation. Finding the source early keeps the damage down. Outbuildings and barns around Ewhurst are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

Leaks and storm damage in Ewhurst

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Where water gets in depends a good deal on what the roof is made of and how it is detailed. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

Homes near green spaces such as Sayer's Croft LNR can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you look after a building such as Ewhurst CofE Aided Infant School, on a building that size, finding the source of a drip means looking well beyond the stain.
