Roof leak investigation in Pyle Hill: what you get
Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. Common reasons to book are stains around a skylight and condensation that looks like a leak, on slate and tile slopes, valleys and parapet gutters and chimney stacks.
Roofs in small places like Pyle Hill frequently stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

Pyle Hill roofs and the weather
The wider area around Pyle Hill has a long history of building, with Guildford Castle about 3.7 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the roof type helps narrow down where water may be getting in.
Take a building like Hoe Valley School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Living close to Mayford Meadows is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you look after a shop, office or commercial unit, for instance near The Peacocks, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

How the survey changes by roof type
Slate and tile slopes
Ridge and hip tiles can loosen as their mortar cracks. Rain can then run in at the ridge.
Valleys
Stains from a valley leak frequently show some distance off. We trace the route from the loft where there is safe access.
FAQs for Pyle Hill
Do you cover smaller places like Pyle Hill?
We do. Villages and rural addresses get the same survey as a town house.
How do I find out if my home in Pyle Hill is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Can you give me structural calculations?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Can you always find the source?
Not every leak can be pinned down in a single visit. Most leave clues we can follow, but some only appear in certain weather. We report what we found and the likeliest sources.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
How it works
The visit has one job: to look at the leaking roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes about 1–2 hours for most houses, and longer for a large or complex roof. Somewhere like Pyle Hill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- You tell us where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Getting ready for the survey
- Point out any leaks or damp patches
- If you are buying, check with the agent that we can get in
- Agree roof access with the managing agent if it’s shared
How to book
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, call 07833 053749 or drop us an email.

Practical tips
There is plenty you can do without going near the roof. Here’s what helps most:
- Record whether it leaks in every downpour or only some
- Move stored items away from the hatch
- Put a bucket under the drip and move valuables
- Take dated photos of the leak
The report gives whoever carries out the work a clear starting point. The photos show the defects and where they are, so the repair is aimed at the cause.
Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.
