Roof leak investigations in Sheerwater: local notes

Historic houses such as Botleys Mansion, about 2.8 miles north, show how far back building in the area around Sheerwater goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

If you own a rental within reach of West Byfleet station, a clear finding on where water gets in helps you brief a roofer right away. Take an older house close to St. Michaels Church: old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Roof leak investigations for homes and businesses in Sheerwater

We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. We survey flat roof details, slate and tile slopes and chimney stacks, and the problems we’re asked to look at most are damp ceilings under a flat roof and damp patches next to the stack.

Roofs in small places like Sheerwater often stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How the survey changes by roof type

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely.

Slate and tile slopes

Cracked mortar lets ridge and hip tiles move. Water then gets in along the top of the roof.

Should I look at the roof myself first?

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take about one to two hours for most homes, though a hard-to-trace leak can take longer. In a hamlet or village like Sheerwater, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. We email a written report showing where the water most likely gets in.

What we are asked to look at in Sheerwater

Chimneys can let water in by several routes. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. It can show up on the chimney breast, nearby ceilings or in the loft space.

Problems we come across frequently include:

  • Damp patches next to the stack
  • Water through the ceiling under a flat roof
  • Water marks that spread in wet weather
  • Wet patches high on an inside wall

Homes near green spaces like White Rose Lane can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

What to check before booking

  • Their report turnaround times
  • Whether VAT is added on top
  • Whether you get a written report with photos
  • Will they check the loft as well as the outside?

What’s in a roof survey

Your questions about roof leak investigations in Sheerwater

Do you cover Sheerwater?

Yes, Sheerwater is within the area we cover. We survey roofs across London and South East England. Just call 07833 053749 or email us and tell us about the property.

Will you come out to Sheerwater?

Yes, Sheerwater is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you use thermal imaging to find leaks?

We use thermal imaging where it helps, and it’s included in our Premium Survey. It shows temperature differences, not water itself, so we confirm its findings with moisture readings.

Do you use drones?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Is the repair included in the leak investigation?

This service finds and reports the cause, not to carry out the repair. With the report, a roofer knows exactly where to look.

What happens after the survey?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.

Why it’s worth a survey now in Sheerwater

Water and electrics don’t mix. Keep away from any fitting that water is reaching. Then the source needs tracing. Outbuildings and barns around Sheerwater are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
