What we do, step by step
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Cheriton frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- Gather any invoices or paperwork from past roof work
- If you are buying, check with the agent that we can get in

Advice
How a roof survey works in Cheriton
The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. We are often asked to look into lifted, split or missing lead flashings and leaning or weathered chimney stacks, across flat roofs, ridges, hips and valleys and lead flashings.
Somewhere as small as Cheriton, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Leave it or get it looked at?
By the time water marks a ceiling, it’s often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. For older village homes like those around Cheriton, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

- Asbestos testing of any kind
- Walls, floors and services below the roof
- Faults hidden behind ceilings or boarding

FAQs for Cheriton
Do you cover smaller places like Cheriton?
Yes, Cheriton is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Is my home in Cheriton listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.
Can you tell me how long my roof will last?
We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
Do you inspect the roof from on top?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
What does a roof survey cost?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Historic houses such as Hinton Ampner House, about 0.8 miles south-east, show how far back building in the area around Cheriton goes. What affects the cost of roof surveys
Not every roof costs the same to survey, and it comes down to:
- Extra roofs, like extensions, dormers or garages
- How big the roof is
- Whether you choose the Basic, Standard or Premium Survey
- Height and safe access
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.
Booking your survey
We will usually ask about:
- Any photos you have, taken from ground level or a window
- The style of property, from a terrace to a block
- The address and postcode of the property
- Why you want a survey: buying, a leak, a storm or new work
If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, call 07833 053749 or use the contact form.
Checking the roof from ground level
What you can’t do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Common roof problems in Cheriton
Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, especially near trees.
Most people get in touch after spotting something like this:
- Condensation or damp timbers in the loft
- Blocked, sagging or leaking gutters
- Cracked mortar along the ridge
- Flashings that have come away from the wall
For site and facilities teams at buildings such as Cheriton Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
What to check before booking
- Whether the loft space is looked at, where there is one
- What’s outside the scope of the survey
- Which viewpoints they use to see the roof
- Their track record with similar roofs
