Roof survey in Fordingbridge

Our roof surveys cover Fordingbridge and the wider South East. Visits run on weekdays and at weekends. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you’re ready to book, ring 07833 053749 or email us. If you’re worried about leaning or weathered chimney stacks and slates or tiles that have slipped or broken, we can find out what’s behind it, on the roof space, ridges, hips and valleys and chimney stacks alike.

Houses in smaller places like Fordingbridge can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A close look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

How the survey works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours for most homes, depending on how many separate roofs there are. Being in a smaller place like Fordingbridge does not change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years.

Flat roof coverings

Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.

Signs you need a roof survey in Fordingbridge

Some damage starts inside the roof space. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It is often mistaken for a leak.

A survey can pick up problems like:

  • Slates or tiles that have slipped or broken
  • Cracked mortar along the ridge
  • Standing water on a flat roof
  • Blocked, sagging or leaking gutters

Take a building like Fordingbridge Junior School: large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • Whether any drone flown is registered with the CAA
  • Will the report include photos?
  • What the survey will not cover
  • How long they’ve been surveying roofs

What a good roof survey covers

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What a roof survey does not cover

Some things cannot be seen without opening up the roof, so a survey has limits:

  • An exact number of years the roof has left
  • Faults hidden behind ceilings or boarding
  • The condition of the rest of the building (that’s a RICS home survey)

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey. What a survey covers and does not.

What we look at

  • Chimney stacks
  • The roof space
  • Flat roofs
  • Lead flashings
  • Clay and concrete tiles
  • Natural slate
  • Ridges, hips and valleys

Local roofs in Fordingbridge

If your survey includes the drone, the flight is checked against the Drone Safety Map first. With Breamore House about 2.8 miles north, Fordingbridge sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near St Mary's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Common questions in Fordingbridge

Do you carry out roof surveys in Fordingbridge?

Yes, Fordingbridge is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.

How do I find out if my home in Fordingbridge is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will the report say how many years my roof has left?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, ring 07833 053749 or drop us an email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Before and after the survey

From years of surveys, a few habits stand out:

  • Gather any paperwork for past roof work
  • Move stored items away from the loft hatch
  • Let us know about past leaks
  • Keep a record of damp patches and dates

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

Keep the loft space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Make sure insulation doesn’t block the airflow at the eaves.
