What we look for on each type of roof

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it frequently fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That is why we look at them closely.

Roof survey in Hawkley

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. If you’ve noticed water stains on rafters and ceiling joists and blocked, sagging or leaking gutters, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Hawkley are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

Hawkley questions

How do I find out if my home in Hawkley is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you survey roofs for landlords with property near Liss station?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or drop us an email with the details.

Can you survey a roof I share with a neighbour?

Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Is Hawkley in your area?

Yes. We carry out roof surveys in Hawkley, and the service is the same as everywhere else we work.

Do you inspect the roof from on top?

Only where it is safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.

Do you use drones?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What affects the cost of roof surveys

A few things affect what a survey costs:

  • Any need for thermal images or a drone flight
  • Whether it is a home or a commercial building
  • How big the roof is
  • Which survey package you book

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • Any marks or damp showing indoors
  • The style of property, from a terrace to a block
  • Why you want a survey: buying, a leak, a storm or new work
  • Your postcode, so we can check access and travel

Booking is simple: just call 07833 053749 or send us an email and give us some details about the property and we’ll suggest the right survey. The price is agreed up front.

What happens on the day

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes an hour or two for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Hawkley often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Getting ready for the survey

  • Check the loft hatch can be reached
  • Jot down any questions you want answered

Roof surveys in Hawkley: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you let a flat or house near Liss station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Hawkley is about 4 miles north of Petersfield, in Hampshire. Hawkley gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Hawkley is one of the places in Hampshire where we work. Our Portsmouth page covers surveys nearby.

Practical tips

These tips come from what we see on roofs every week:

  • Keep a record of damp patches and dates
  • Clear the loft hatch area before we arrive
  • File the report with your home documents
  • Mention any flat roofs as well as the main roof

The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

Common roof problems in Hawkley

The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.

Most people get in touch when they’ve noticed something like this:

  • Gutters that overflow in heavy rain
  • Ponding, splits or blisters on flat roofs
  • Crumbling chimney pointing or cracked flaunching
  • Worn or blocked valleys

The streets around a church such as Church of St Peter and St Paul are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • How soon the report will arrive
  • Whether they hold professional indemnity and public liability insurance
  • Which parts of the roof they’ll actually see
  • Is there a chance to talk the report through?

What to expect from a roof survey

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • An exact number of years the roof has left
  • Defects hidden under coverings or inside walls without opening up
  • The condition of the rest of the building (that’s a RICS home survey)

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and doesn’t.
