Roof surveys in Leagreen

How the survey works

On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two on an ordinary house, and about three to four hours for a commercial roof. Somewhere as small as Leagreen, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • For a flat or shared roof, check access with whoever owns or manages the building

About our roof survey in Leagreen

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We’re often asked to look into lifted, split or missing lead flashings and crumbling chimney pointing or cracked flaunching, across flat roofs, ridges, hips and valleys and chimney stacks.

In a small place like Leagreen, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Leagreen: your questions answered

Will you come out to Leagreen?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is the coastal weather around Leagreen hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to.

Will the report say how many years my roof has left?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

How the survey changes by roof type

Flat roof coverings

Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

Practical tips

Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:

  • Include dormers, porches and garages as you book
  • Find records of any re-roofing or repairs
  • Photograph stains when they appear
  • Look for debris in the garden after high winds

If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A full building survey of the property
  • An exact number of years the roof has left
  • Faults hidden behind ceilings or boarding

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What our survey covers.

What we look at

  • The roof space
  • Chimney stacks
  • Lead flashings
  • Flat roofs
  • Natural slate
  • Ridges, hips and valleys
  • Clay and concrete tiles

Signs you need a roof survey in Leagreen

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building.

Signs worth acting on include:

  • Debris building up in roof valleys
  • Torn or sagging underlay
  • Flashings that have come away from the wall
  • Slipped, cracked or missing slates and tiles

Historic houses like Highcliffe Castle, about 4.5 miles west, show how far back building around Leagreen goes. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Before booking any roof surveyor

  • How long the report takes to arrive
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the inside of the roof is included
  • Will the report include photos?

What to expect from a roof survey

What a roof survey looks like in Leagreen

Leagreen lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you own one of the older houses in the streets near Church of All Saints, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near New Milton station, a dated record of the roof is useful when planning maintenance across a let.

Leagreen is about 3 miles west of Lymington, in Hampshire. From houses to flats and shops in Leagreen, the roof can be surveyed. Our Hampshire coverage includes Leagreen. We also survey roofs in Southampton.
