Roof surveys for homes and businesses in Wolverton

We inspect what can safely be seen: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. You do not need to do anything except give us access. Everything we see is photographed for the report. If you’ve noticed valley linings that have cracked or split and flashings that have come away from the wall, a survey will tell you what’s going on, whatever the roof.

In a small place like Wolverton, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What you can safely check yourself

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. If you have questions on the day, just ask. Cottages and farmhouses around Wolverton often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

Roof surveys in Wolverton: local notes

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you own a rental within reach of Thatcham station, the gap between tenancies is a good time to have the roof looked at.

What we look for on each type of roof

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded.

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. We note any lean or loose pots.

Common roof problems in Wolverton

The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot, letting tiles move.

Signs worth acting on include:

  • Leaking gutter joints and downpipes
  • Valley linings that have cracked or split
  • Water stains on rafters and ceiling joists
  • Gaps in the roof where coverings have gone

Take an older house close to Church of St Catherine: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before you book any roof surveyor

  • Their insurance cover
  • What experience they bring
  • How they plan to inspect the roof safely
  • Will the report include photos?

What to expect from a roof survey

Wolverton: your questions answered

Do you survey roofs for landlords with property near Thatcham station?

Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or drop us an email and tell us about the building.

Do you cover smaller places like Wolverton?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

How long does the visit take?

On site, it normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Why act early in Wolverton

A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right. Where a roof is exposed, as many are in small places like Wolverton, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.
