Storm damage roof reports near Almodington

Wind, rain and roofs in Almodington

Almodington lies within about 3 miles of the sea. What counts as a storm is set by each policy, often gusts of around 55 mph, and the insurer makes the decision. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these roof types has its own typical places for water to get in.

Landlords with a home close to Chichester station may find that a clear finding on where water gets in helps you brief a roofer straight away. If your house is among the older ones in the streets near Earnley Church, lead flashings, valleys and old chimneys are typical places for water to get in.

Almodington is about 4 miles north-west of Selsey, in West Sussex. We survey roofs in Almodington as part of our work across London and South East England. Our West Sussex coverage includes Almodington. There is also a page for Portsmouth.

Storm damage roof report in Almodington

We inspect the roof from wherever it can safely be seen: the ground, windows and vantage points, the loft where there is access, and the roof itself where that is safe. Every area of damage is photographed and described. We note any part we couldn’t see. You get a photo-illustrated written report to give to your insurer. We survey gutters and fascias, chimney stacks and ridges and hips, and common reasons people get in touch are damaged gutters and fascias and loose or torn flashings.

In a village or hamlet like Almodington, older cottages and farmhouses frequently have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. We check whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Roof by roof

Clay and concrete tiles

Strong gusts can lift and break tiles. The report shows each damaged area.

Slate roofs

Slates often outlast the nails that hold them. We check whether slipped slates suggest storm damage, older wear or both.

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • Acting for you with the insurer
  • A decision on your insurance claim
  • Your insurer’s view of the claim

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey before booking. The full list of what we check.

Roofs we survey in Almodington

  • Flat roofs
  • Slate and tile slopes
  • Chimney stacks
  • Ridges and hips
  • Gutters and fascias
  • Flashings

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Signs you need a storm damage roof report in Almodington

Roofs that were already worn are more likely to suffer in a storm. Nail fatigue, eroded ridge mortar and tired flashings can all fail in high winds. We record recent damage alongside older defects.

A survey makes sense if you’ve noticed:

  • Loose or torn flashings
  • Loose or broken chimney pots and cowls
  • Torn or lifted flat roof coverings
  • Ridge tiles that have come loose

For site and facilities teams at buildings such as Birdham CE Primary School, a leak through a large roof is often found some distance from where the water shows inside.

What a good roof survey covers

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.

Almodington questions

Does being near the coast affect roofs in Almodington?

Frequently, yes. Within about 3 miles of the sea, as Almodington is, metal fixings wear faster and gales find any loose ridge or slate.

Does a conservation area affect roof work in Almodington?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

My storm claim was turned down. What now?

The first step is a complaint to your insurer. If you are still unhappy, you may be able to take it to the Financial Ombudsman Service. An independent report can add to your evidence, though we can’t predict the outcome.

Will you walk on the roof?

Only where it is safe to do so. We look at everything that can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. Anything we cannot see is noted in the report.

What does a storm damage report cost?

Our reports start from £150. Commercial and larger roofs are quoted on size. Repair costs aren’t part of the report.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two for most homes, depending on how much of the roof was hit. Somewhere like Almodington needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We inspect the roof from safe viewpoints and from the loft where there is access.
  3. We photograph and record every area of damage we can see.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. You get a written report you can pass to your insurer.

Before we arrive

  • Tell us about parking before the day
  • Note where any stains or damp appear
  • Leave a clear route to the loft
