About our storm damage roof report in Baker's Wood

The Financial Ombudsman looks at three things when it considers a storm damage complaint: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. Our report focuses on the second and third points. Weather records for the date are for you or your insurer to check. Common reasons to book are cowls or aerials dislodged in the wind and lead lifted at abutments, across flat roofs, slate and tile slopes and chimney stacks.

For a small place like Baker's Wood, the inspection is the same as anywhere: the journey and access are just planned in advance. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

What a survey costs

A few things affect what a survey costs:

  • House, block, shop or office
  • Extra roofs, like extensions, dormers or garages
  • How tall the building is and how easy the roof is to see
  • Which survey package you book

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What to let us know when you get in touch

Getting the details right at the start saves time. Please include:

  • The type of building and roof, such as pitched or flat
  • Photos of the roof, taken safely from ground level or a window
  • Anything about access we should know
  • The property’s address and postcode

Booking is simple: just call 07833 053749 or drop us an email, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

What happens on the day

Every roof is different; as a rough guide, the survey takes about one to two hours for most homes, depending on how much of the roof was hit. You’re welcome to ask questions while we are there. Around Baker's Wood, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We view the roof from wherever it can safely be seen, including the loft where there is access.
  3. Each area of damage is photographed and described.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. You get a written report you can pass to your insurer.

How to prepare

  • Find any records of previous roof work
  • Unlock side gates and any roof access doors
  • Clear the way to the loft hatch

How to book

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or use the contact form to find out.

Baker's Wood: your questions answered

Do you carry out roof surveys in Baker's Wood?

Yes, Baker's Wood is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Baker's Wood?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Are you loss adjusters?

No. We’re not loss adjusters, and we do not negotiate claims. We give you an independent report of the damage, which you can pass to your insurer.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Can I check the roof after a storm?

Only from the ground or from windows. Don’t use a ladder or go onto the roof. With binoculars, you can see a lot from the ground, and we’ll record the rest.

Can I challenge a declined storm claim?

Start by complaining to the insurer. If it isn’t resolved, the Financial Ombudsman Service may be able to help. The Ombudsman looks at whether there were storm conditions, whether the damage fits a storm and whether the storm was the main cause.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The work of a loss adjuster appointed by your insurer
  • Repair costs or quotes for the work
  • A decision on your insurance claim

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What our survey covers.

Roof types and parts we check

  • Slate and tile slopes
  • Chimney stacks
  • Flashings
  • Gutters and fascias
  • Ridges and hips
  • Flat roofs

How the survey changes by roof type

Clay and concrete tiles

Tiles without fixings can move more easily in wind. We note what we can see of how tiles are fixed.

Chimney stacks

Wind can pull the flashings away from a chimney. Loose flashings are recorded.

Why get it checked now?

A clear, independent record helps you explain the damage to your insurer. It sets out what we found and the likely cause, alongside any photos you took yourself. Older and listed buildings around Baker's Wood may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Baker's Wood roofs and the weather

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Different coverings let water in at different points, which shapes where the search starts. With Ickenham Hall about 3.4 miles east, Baker's Wood sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Shop and office owners around The Pavilions may find that a quick answer on where water is coming in keeps a business running. If you live in an older home near Church of St Mary, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you let a flat or house near Denham Golf Club station, a clear finding on where water gets in helps you brief a roofer straight away.
