Storm damage roof reports in Chidham

About our storm damage roof report in Chidham

The Financial Ombudsman looks at three things when it considers a storm damage complaint: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. We survey flat roofs, slate and tile slopes and ridges and hips, and people most often book us about roofs hit by falling trees and ridge tiles that have come loose.

Being in a small place like Chidham makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Your questions about storm damage roof reports in Chidham

Does a conservation area affect roof work in Chidham?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is the coastal weather around Chidham hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

How long will you be at the property?

It usually takes an hour or two at a house, and longer if the damage is spread across a large roof. We will confirm the timing when you book.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

How much is a storm damage roof report?

Storm damage roof report starts from £150, including VAT. Bigger roofs are quoted on size and access. It does not include repair costs, so you’ll need a roofer’s quote for those.

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Photograph damage inside the house too
  • Get a roofer to make the roof safe if needed
  • Hold on to fallen pieces of the roof where you can
  • Keep invoices for temporary repairs

The insurer might appoint a loss adjuster. You will have your own independent record to refer to.

Store invoices and reports for any roof work. They can help show the roof was looked after.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Whether your insurer will pay the claim
  • Acting for you with the insurer
  • Your insurer’s view of the claim

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and doesn’t.

The survey, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes an hour or two at a typical home, or half a day or so for a commercial building. In a hamlet or village like Chidham, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there is access, for water damage.
  3. The roof is inspected from the ground, windows and the roof where it is safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

Preparing for the visit

  • Let us know about any leaks, stains or damp patches you know of
  • Agree roof access with the managing agent if it’s shared
  • Leave a clear route to the loft

How to book

Most bookings start with a short call: phone 07833 053749 or use the contact form. The price is agreed before a date is set.

Surveys for landlords and agents in Chidham

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Take a building like Chidham Parochial Primary School: a leak through a large roof is frequently found some distance from where the water shows inside. Take an older house close to The Parish Church of St Mary: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Why act early in Chidham

A few slipped slates can soon lead to wet timbers. Getting it recorded and repaired sooner is normally better. In a place like Chidham, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
