About our storm damage roof report in Enfield Wash

Wear and tear is usually excluded from home insurance. So it matters whether the damage came from the storm or from a roof that was already worn. Our report records both: recent damage alongside any older defects, like nail fatigue on slates or eroded pointing. We give an honest view of what we see. How the policy applies is for your insurer to decide. If you’re worried about lead lifted at abutments and damaged ridges and hips, we can find out what’s behind it, whatever the roof.

Houses in smaller places like Enfield Wash can stand more in the open, so wind and driving rain find any weakness in ridges, verges and flashings. If a leak shows only when the wind is in a certain direction, that is a useful clue. It helps to know when and where the water appears. Gutters and downpipes on the exposed side are worth a look as well.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a storm damage roof report looks like in Enfield Wash

Forty Hall, about 1.3 miles west, is one of the historic houses in the wider area around Enfield Wash. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Different coverings let water in at different points, which shapes where the search starts.

Anyone responsible for a site like Eastfield Primary School will know that a leak through a large roof is frequently found some distance from where the water shows inside. If you live near a park such as Gunpowder Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Shop and office owners around Edmonton Green Shopping Centre may find that a leak can close part of a shop or office, so finding the cause quickly matters.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. In a smaller place like Enfield Wash, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We note the date of the storm and the damage you’ve seen.
  2. We look at the roof from wherever it is safe.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. We send you the report by email for your insurer.

What a storm damage roof report does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A decision on your insurance claim
  • Negotiating a claim settlement
  • Your insurer’s view of the claim

If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey. What a survey covers and does not.

Roof types and parts we check

  • Slate and tile slopes
  • Gutters and fascias
  • Flat roofs
  • Chimney stacks
  • Flashings
  • Ridges and hips

Roof by roof

Slate roofs

Broken slates and slates that have slid out of place are common after a storm. We photograph and describe each one.

Chimney stacks

Older stacks with worn pointing or cracked flaunching are more likely to suffer. Our report notes recent damage and older defects.

Questions from Enfield Wash

Do you cover smaller places like Enfield Wash?

Yes. Enfield Wash is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

How do I find out if my home in Enfield Wash is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

How experienced are you?

More than 5,000 surveys over 20+ years.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Photograph damage inside the house too
  • Report the damage to your insurer as soon as you can
  • Get a roofer to make the roof safe if needed
  • Write down when the storm hit and when you noticed damage

After the visit, we write up the report with photographs of each area of damage. It covers the damage, its likely cause and any older defects. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have overhanging branches looked at by a tree surgeon. Branches can hit or scrape the roof in a storm.
