Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • File receipts for anything you pay for
  • Get a roofer to make the roof safe if needed
  • Record any water damage in rooms and the loft
  • Photograph the damage safely from below

If a claim is declined and you disagree, the first step is a complaint to the insurer. If that does not resolve it, the Financial Ombudsman Service may be able to help.

Clear gutters and outlets before the stormy months. Blocked drainage can add water damage to wind damage.

Storm damage roof reports for homes and businesses in Ilmer

The Financial Ombudsman asks three questions when it looks at storm complaints: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. If you’ve noticed gaps where slates or tiles have gone and cowls or aerials dislodged in the wind, a survey will tell you what’s going on, on ridges and hips, flashings and chimney stacks alike.

Roofs in small places like Ilmer often stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Ilmer: your questions answered

Is Ilmer in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How do I find out if my home in Ilmer is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Should I go up on the roof to take photos?

Only from ground level or from windows. Do not use a ladder or go onto the roof. Binoculars can help you see damage from below, and we’ll record the rest.

Can you put a tarpaulin over the damage?

Emergency temporary protection is a job for a roofer. Photograph the damage first if you can do so safely. Our report then records the roof.

How long is the visit?

Most surveys take roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. We will confirm the timing when you book.

Do you look in the roof space?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

How are storm damage reports priced?

Storm damage roof report starts from £150, including VAT. Bigger roofs are quoted on size and access. It doesn’t include repair costs, so you will need a roofer’s quote for those.

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • How your policy defines a storm
  • Damage hidden under coverings or inside the structure, without opening up
  • Estimates of repair costs

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey. What a survey covers and does not.

Branches and debris can damage flat roofs or block outlets. We record what we find.

Prices for storm damage roof reports in Ilmer

To price your survey, we look at:

  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size
  • The use of thermal imaging or a drone

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

What we need to know

There is no need for technical words. It’s enough to tell us:

  • What kind of property and roof it is
  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, like buying, a leak or storm damage
  • The address and postcode of the property

Not sure which survey you need? The easiest way is to call 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.

The survey, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about 1–2 hours at a house, and longer if the damage is spread across a large roof. Older rural homes like those around Ilmer can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We start with the details: when the storm hit and what damage you can see.
  2. The roof is looked at from ground level, from windows and from the loft space where it is safe.
  3. We photograph and record every area of damage we can see.
  4. We look at whether the damage fits storm damage, older wear or both.
  5. You get a written report you can pass to your insurer.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Leave side gates unlocked
  • Jot down any questions you want answered

Ilmer roofs and the weather

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the roof type helps narrow down where water may be getting in. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

For landlords with property near Monks Risborough station, tracing a leak quickly matters when a tenant is living with it. The streets around a church such as Church of St Peter are often among the oldest in a place, and if your house is among the older ones nearby, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. For site and facilities teams at buildings like Longwick Church of England Combined School, a leak through a large roof is frequently found some distance from where the water shows inside.
