Storm damage roof reports for homes and businesses in Little Ilford

If your roof has been damaged, stay safe first. Photograph the damage from ground level or a window, and never climb up. If water is coming in, a roofer can put temporary protection in place. Our report records the damage so you have an independent record to give your insurer. Hold on to receipts for anything you pay for. We survey ridges and hips, slate and tile slopes and gutters and fascias, and people most frequently book us about cowls or aerials dislodged in the wind and torn or lifted flat roof coverings.

In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Little Ilford, we inspect what we can reach safely and are given access to. It helps to know when the water appears and in what weather.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Damage hidden under coverings or inside the structure, without opening up
  • Whether your insurer will pay the claim
  • Your insurer’s view of the claim

If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey before booking. What our survey covers.

Landlords, agents and block managers in Little Ilford

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

What a survey costs

Survey packages start from £150, including VAT. The price for your roof depends on:

  • Features like valleys, chimneys, dormers and parapets
  • Extensions, dormers and garages with roofs of their own
  • Whether you choose the Basic, Standard or Premium Survey
  • The height of the building and how the roof can safely be seen

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

Here’s what helps us most when you get in touch:

  • Your timetable, such as an exchange date
  • What made you get in touch
  • The address and postcode of the property
  • Any stains, drips or damp patches you’ve seen indoors

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or use the contact form with the address and the days you’d prefer.

Questions from Little Ilford

Is my home in Little Ilford listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will parking be an issue for a roof survey in Little Ilford?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

How long does the survey take?

It usually takes about 1–2 hours at a house, and longer if the damage is spread across a large roof. The written report follows by email, on the timescale of your package.

How should I record storm damage myself?

Only from the ground or from windows. Do not use a ladder or go onto the roof. Binoculars can help you see damage from below and we will inspect the rest from safe positions.

What if my insurer declines the claim?

Complain to your insurer first. If you’re still unhappy, you may be able to take it to the Financial Ombudsman Service. Our report gives you an independent record of the roof, though we cannot predict the outcome.

Is there a set wind speed for storm damage?

Each policy has its own definition. About 55 mph is a common figure in many policies, but check your own wording.

Who handles emergency protection after a storm?

A roofer should handle temporary protection. Photograph the damage first if you can do so safely. We can record the damage in our report.

How the survey works

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes roughly 1–2 hours at a house, and longer if the damage is spread across a large roof. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Little Ilford moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We note the date of the storm and the damage you’ve seen.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. You get a written report to pass to your insurer.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Have any paperwork from past roof work to hand
  • Agree roof access with the managing agent if it is shared

Why get it checked now?

A few slipped slates can soon lead to wet timbers. Acting quickly typically means less damage overall. Any roof job in Little Ilford means planning around parking, neighbours and access. That’s a good reason to find problems early, while there is time to plan, rather than in a rush after a leak.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Tips that help

There is plenty you can do without going near the roof. What helps most:

  • Keep receipts for any emergency work
  • Hold on to fallen pieces of the roof where you can
  • Photograph the damage safely from below
  • Ask a roofer for emergency temporary protection if water is coming in

After the visit, we write up the report with photographs of each area of damage. It sets out what is damaged, the likely cause and any signs of older wear. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Ask a tree specialist about branches over the roof. Branches can hit or scrape the roof in a storm.

Storm damage roof reports around Little Ilford

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the roof type helps narrow down where water may be getting in. About 1.5 miles north lies Valentines Mansion, a reminder of how long the area around Little Ilford has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to St Michael's Church: leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. If you look after a building like Sir John Heron Primary School, tracing a leak on a big roof starts with where the water appears and works back. If you live near a park such as Loxford Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.
