Storm damage roof reports near Lumley

Storm damage roof report in Lumley: what you get

A storm damage roof report is an independent record of the damage to your roof after a storm. It sets out what is damaged, with photographs, and what we think the likely cause is. It is yours to pass to your insurer. The decision on any claim rests with your insurer and its policy wording. We are not loss adjusters, and we cannot tell you whether a claim will succeed. If you’ve noticed slipped or missing slates or tiles and flat roof edges peeled back, we can find out what’s behind it.

Being in a small place like Lumley makes no difference to how a leak or storm damage is looked at: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

Where we can’t see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

Lumley roofs and the weather

Lumley lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. In a coastal gale, rain is driven sideways into laps, verges and flashings, while salt slowly corrodes metal fixings and flashings. Warblington Castle, about 1.6 miles west, is one of the historic houses in the wider area around Lumley. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building like St James Church of England Controlled Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. The streets around a church like Church of St James are frequently among the oldest in a place, and if your house is among the older ones nearby, lead flashings, valleys and old chimneys are typical places for water to get in.

Lumley is about 1 mile east of Emsworth, in West Sussex. We visit Lumley as part of our work across West Sussex, for houses, flats and commercial buildings. Lumley is one of the towns and villages in West Sussex where we work. There is also a page for Portsmouth.

Surveys in PO10 work the same way as everywhere else we cover. We offer storm damage roof reports to properties on Lumley Road and Northlands Park. If you’re just outside Lumley, we cover Emsworth (1 mile west), Westbourne (1 mile north), Southbourne (1 mile east), Woodmancote (1 mile north-east) and Denvilles (1 mile west). We also work in nearby towns like Bognor Regis (12 miles east), Chichester (7 miles east), Selsey (10 miles south-east), Portfield (7 miles east), Yapton (14 miles east) and East Wittering (7 miles south-east).

Landlords, agents and block managers in Lumley

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

Why it’s worth a survey now in Lumley

Your policy may say how quickly you need to report damage. Check the wording and tell your insurer as soon as you can. Our report can then add a clear record. Older cottages and farmhouses around Lumley can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours for most homes, depending on how much of the roof was hit. Around Lumley, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First we go through when the storm hit and what you’ve noticed.
  2. We check the roof from wherever it is safe.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. We send you the report by email for your insurer.

Related advice

Lumley: your questions answered

Do you cover smaller places like Lumley?

Yes. Lumley is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

Is the coastal weather around Lumley hard on roofs?

It can do. Lumley is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Do you look in the loft space?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Signs you need a storm damage roof report in Lumley

Branches and trees frequently come down on roofs during storms. The report shows what was hit and the damage caused, with photos.

Signs worth acting on include:

  • Roofs hit by falling trees
  • Slates and tiles blown off the roof
  • Broken or displaced guttering
  • Damaged ridges and hips

If you let a flat or house near Emsworth station, a tenant living with a leak needs the cause found, not just the stain painted over.

Choosing a roof surveyor

  • Whether any drone flown is registered with the CAA
  • Is there a chance to talk the report through?
  • Whether the price includes VAT
  • Their insurance cover

What a good roof survey covers

What a survey costs

When we price a survey, we consider:

  • The shape of the roof and its details
  • The package you choose: Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • The height of the building and how the roof can be seen safely

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

What to tell us when you get in touch

You don’t need to know any roofing terms. It’s enough to let us know:

  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch
  • The property’s address and postcode

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or drop us an email.

What a storm damage roof report doesn’t cover

A survey is a careful look at the roof, but it can’t do everything. Its limits include:

  • Whether your insurer will pay the claim
  • Negotiating a claim settlement
  • Estimates of repair costs

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.
