Storm damage roof reports near Lydd-on-Sea

Storm damage roof report in Lydd-on-Sea: what you get

Storms tend to find the weak points on a roof. Slates and tiles slip or blow off, ridge and hip tiles lift, flashings pull away and flat roof coverings can tear. Falling branches can cause damage too. Our report records what has happened to your roof, with photos. Any older wear we can see is recorded as well. If you’ve noticed damaged ridges and hips and holes or cracks caused by debris, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Lydd-on-Sea, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. We look at everything that’s safely in view and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What this survey cannot tell you

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Acting for you with the insurer
  • Repair costs or quotes for the work
  • Areas we can’t see safely

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Ridges and hips
  • Chimney stacks
  • Flat roofs
  • Gutters and fascias
  • Flashings
  • Slate and tile slopes

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Practical tips

You do not need to be a roofer to help. Here’s what helps most:

  • File receipts for anything you pay for
  • Check how your policy defines a storm
  • Photograph the damage safely from below
  • Write down when the storm hit and when you noticed damage

After the visit, we write up the report with photos of each area of damage. It covers the damage, its likely cause and any older defects. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Clear gutters and outlets before the stormy months. Overflowing gutters can make storm damage worse.

Do you need a storm damage roof report in Lydd-on-Sea?

Branches and trees often come down on roofs during storms. We record the damage and where it is, backed up with photos.

Things that often lead to a survey include:

  • Damaged gutters and fascias
  • Ridge tiles that have come loose
  • Damaged pots on the stack
  • Flashings pulled away from walls or stacks

For an older house near a landmark such as St Peter's, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Before booking any roof surveyor

  • What’s outside the scope of the survey
  • What happens after the report arrives
  • Whether VAT is added on top
  • How long they’ve been surveying roofs

What a roof survey includes

How it works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours at a house, and longer if the damage is spread across a large roof. Around Lydd-on-Sea, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. The roof is looked at from ground level, from windows and from the loft space where it’s safe.
  3. The damage is recorded with photographs, area by area.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. The findings are written up with photos for you to share with your insurer.

Preparing for the visit

  • Check pets are kept safely away
  • Move anything stored under the loft hatch
  • Let us know where we can park nearby

Leaks and storm damage in Lydd-on-Sea

The coast is about 1 mile or less from Lydd-on-Sea, and places near the sea get more salt in the air and more wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave, and salt air slowly wears metal fixings. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Different coverings let water in at different points, which shapes where the search starts.

Take a building like Greatstone Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.

Your questions about storm damage roof reports in Lydd-on-Sea

Does a conservation area affect roof work in Lydd-on-Sea?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Lydd-on-Sea?

Yes, Lydd-on-Sea is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

What if the roof was already worn?

Wear and tear is not usually covered. Our report gives an honest view of what’s recent damage and what’s older wear. Your insurer decides the claim.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Can you put a tarpaulin over the damage?

Emergency temporary protection is a job for a roofer. Photograph the damage first if you can do so safely. We can record the damage in our report.

Leave it or get it looked at?

The sooner the damage is recorded, the clearer the evidence. Later weather and temporary repairs can make it harder to see what happened. Older cottages and farmhouses around Lydd-on-Sea can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
