What a roof survey includes

Storm damage roof report in Millwall

The Financial Ombudsman asks three questions when it looks at storm complaints: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. Our report focuses on the second and third points. You or your insurer can check the weather for the date. We survey gutters and fascias, ridges and hips and flat roofs, and common reasons people get in touch are new damp or leaks inside and slipped or missing slates or tiles.

London’s Victorian and Edwardian roofs have often been repaired many times. Telling wear from a one-off event matters, because insurers typically exclude wear and tear. That is as true in Millwall as anywhere in London. A written record with photos helps you explain what was found to whoever deals with it next.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Roof by roof

Lead flashings

When flashings lift, water can get behind them. The report records the flashing and any damp inside.

Flat roof coverings

Debris blown onto a flat roof can puncture the covering or block outlets. We record what we find.

What a survey costs

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • If the survey needs thermal imaging or a drone
  • Chimneys, valleys, parapets and other details
  • Building height and the viewpoints available
  • The size of the roof

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

There’s no need for technical words. It’s enough to let us know:

  • What made you get in touch
  • Photos of the roof, taken safely from ground level or a window
  • Where the property is, with the postcode
  • When you need the report by

Not sure which survey you need? It’s easiest to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.

What we do, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. Surveys in Millwall can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it is useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with the details: when the storm hit and what damage you can see.
  2. We inspect the roof from safe viewpoints and from the loft where there’s access.
  3. The damage is recorded with photos, area by area.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. You get a written report you can pass to your insurer.

Before the survey

  • If it isn’t your property yet, arrange access through the agent
  • Let us know about parking near the property
  • Have keys ready for side gates, garages or roof access doors

Photos help, if you have them. Pictures from the ground or a window are fine. To get started, ring 07833 053749 or email us.

Practical tips

A little preparation and a few simple habits help. Our tips:

  • Take photos from the ground or a window, never by climbing
  • Take photos of stains and damp inside
  • Keep a note of the date of the storm
  • Check your policy for how to report damage

You will need a roofer’s quote for the repairs. The report gives them a clear list of the damage.

After a storm, look at the roof from the street or garden. With binoculars, you can often spot problems without climbing. Don’t go up a ladder to look.

Questions from Millwall

How do I find out if my home in Millwall is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will parking be an issue for a roof survey in Millwall?

Parking in Millwall, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

How should I record storm damage myself?

Stay off the roof. Take photos from the ground or from windows. Record the date and any damage inside as well.

What’s the best way to book?

To arrange a survey, call 07833 053749 or email us and tell us the address and what you want to find out. We’ll confirm the price and find a day that suits.

How long will you be at the property?

Most surveys take between one and two hours at a house, and longer if the damage is spread across a large roof. We’ll confirm the timing when you book.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it as you book and we’ll explain what’s needed.

How much is a storm damage roof report?

Our reports start from £150. Larger roofs are quoted for their size. Repair costs aren’t part of the report.

Storm damage roof reports in Millwall: local notes

Queen's House, about 0.9 miles south-east, is one of the historic houses in the wider area around Millwall. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Different coverings let water in at different points, which shapes where the search starts.

Homes near green spaces such as Mudchute Park and Farm can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. For site and facilities teams at buildings such as Harbinger Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
