Storm damage roof reports for homes and businesses in Oakthorpe Park

The Financial Ombudsman asks three questions when it looks at storm complaints: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. We record what the roof shows about the damage and its likely cause. You or your insurer can check the weather for the date. If you’ve noticed new damp or leaks inside and damaged ridges and hips, a survey will tell you what’s going on.

In London, leaks frequently start somewhere hidden: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. Whether you are tracing a leak or recording storm damage in Oakthorpe Park, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Leaks and storm damage in Oakthorpe Park

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Oakthorpe Park is one of them, bay roofs, hips and later dormers each have their own details. Different coverings let water in at different points, which shapes where the search starts. Historic houses like Bruce Castle, about 1.7 miles south-east, show how far back building in the area around Oakthorpe Park goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

If you own a rental within reach of Palmers Green station, tracing a leak quickly matters when a tenant is living with it. If you run a business near The Mall Wood Green, a quick answer on where water is coming in keeps a business running. The streets around a church such as St Michael-at-Bowes are often among the oldest in a place, and if you own one of the older houses nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What we look for on each type of roof

Clay and concrete tiles

Tiles can lift, crack or blow off in high winds. We record which are damaged and where.

Slate roofs

Broken slates and slates that have slid out of place are common after a storm. We photograph and describe each one.

Surveys for landlords and agents in Oakthorpe Park

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Letting agents can arrange access with tenants. Surveys run on any day of the week, which can make access easier.

Leave it or get it looked at?

The sooner the damage is recorded, the clearer the evidence. Later weather and temporary repairs can make it harder to see what happened. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes an hour or two at a house, and longer if the damage is spread across a large roof. In Oakthorpe Park, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. The report, with photos, is emailed to you.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Keep pets in another room
  • Point out any leaks or damp patches

Advice

Oakthorpe Park: your questions answered

Is Oakthorpe Park in the area you cover?

Yes. We cover the whole of London and South East England, and Oakthorpe Park is part of that. Just call 07833 053749 or use the contact form and let us know about the property.

Is parking a problem for a survey in Oakthorpe Park?

Sometimes, yes. If Oakthorpe Park has controlled parking where you are, a visitor permit is the easiest answer.

Can you tell me if my claim will be paid?

Only your insurer can decide that. Our report records what is damaged, with photos, and the likely cause, which you can pass to your insurer.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Can I challenge a declined storm claim?

The first step is a complaint to your insurer. If you’re still unhappy, you may be able to take it to the Financial Ombudsman Service. Our report gives you an independent record of the roof, but we cannot say how it will turn out.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check your policy for how to report damage
  • Record any water damage in rooms and the loft
  • Ask a roofer for emergency temporary protection if water is coming in
  • Look at what your policy says about wear and tear

The insurer might appoint a loss adjuster. Our report gives you an independent record alongside theirs.

A well-maintained roof stands up to storms better. Have loose slates, tiles and flashings seen to promptly.

Honest limits

In fairness, a roof survey has limits:

  • A price for the repairs
  • How your policy defines a storm
  • The work of a loss adjuster appointed by your insurer

If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey. The full list of what we check.
