Your questions about storm damage roof reports in Sutton Common

Do you cover Sutton Common?

We do. The survey and report are the same in Sutton Common as anywhere else.

Is my home in Sutton Common listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you deal with the insurance company for me?

No. We’re not loss adjusters, and we do not negotiate claims. We give you an independent report of the damage, which you can pass to your insurer.

Should I go up on the roof to take photos?

Please don’t climb onto the roof. Take photos from ground level or from windows. Note the date and time, and photograph any damage inside.

Does your report mean my claim will be accepted?

Only your insurer can decide that. Our report records what is damaged, with photos, and the likely cause, for you to give to your insurer.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How do I book a survey in Sutton Common?

It is easiest to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will suggest the right survey. We survey on weekdays and at weekends.

About our storm damage roof report in Sutton Common

A storm damage roof report is an independent record of the damage to your roof after a storm. We record each area of damage, photograph it and note the likely cause. It is yours to pass to your insurer. Insurers decide claims on their own policy wording. We are not loss adjusters, and we can’t tell you whether a claim will succeed. We survey ridges and hips, chimney stacks and flashings, and people most often book us about roofs hit by falling trees and ridge tiles that have come loose.

In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Sutton Common, we inspect what we can reach safely and are given access to. It helps to know when the water appears and in what weather.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What a storm damage roof report looks like in Sutton Common

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Sutton Common is one of them, bay roofs, hips and later dormers each have their own details. Each of these roof types has its own typical places for water to get in. Historic houses such as Nonsuch Mansion, about 2.1 miles south-west, show how far back building in the area around Sutton Common goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

As a London address, Sutton Common can be tricky for parking: let us know about permits, visitor bays or off-street space when you book, as a space near the door cannot be promised. If you live in an older home near St Lawrence Church, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Sutton Common is about 3 miles south of Wimbledon, in Greater London. Sutton Common is one of many places we visit across Greater London, for homes and businesses alike. Sutton Common is one of the towns and villages in Greater London we cover. You can also see our page for London.

Different roofs, different checks

Flat roof coverings

Wind can lift the edges of flat roof coverings or tear them. Damage is photographed and described.

Lead flashings

When flashings lift, water can get behind them. The report records the flashing and any damp inside.

What a survey costs

A few things affect what a survey costs:

  • Height and safe access
  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the price for the job before booking.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Pictures of the roof from a safe spot, if you have them
  • Anything about access we should know
  • What’s prompted the survey
  • The type of building and roof, such as pitched or flat

To arrange a survey, ring 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. We will confirm the price before booking.

Why it is worth a survey now in Sutton Common

Knowing whether older wear played a part helps you understand your position. We record storm damage and older defects, so you know what the roof shows. In Sutton Common, as across London, an overflowing gutter soaks the wall below. A small blockage left for a few winters becomes a damp problem.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

Why us?

  • Surveys seven days a week
  • Independent findings on the roof’s condition
  • Package prices that include VAT
  • Every finding written up with photos

What we’re asked to look at in Sutton Common

Others book after an insurer has queried a claim. You get an independent record of what the roof shows. What happens next is up to the insurer.

Things that often lead to a survey include:

  • Damaged gutters and fascias
  • New damp or leaks inside
  • Flat roof edges peeled back
  • Damaged pots on the stack

If you let a flat or house near St Helier station, a clear finding on where water gets in helps you brief a roofer right away.

Choosing a roof surveyor

  • Are they insured for the work?
  • What experience they bring
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How they plan to inspect the roof safely

What’s in a roof survey

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the survey around it.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

What we do, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for most homes, depending on how much of the roof was hit. In Sutton Common, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. The roof is looked at from ground level, from windows and from the loft space where it is safe.
  3. The damage is recorded with photographs, area by area.
  4. We check whether the damage fits storm damage, older wear or both.
  5. We send you a written report with photos, ready to give to your insurer.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • For flats, make sure roof access has been agreed
  • Keep pets inside or away from the areas we’re looking at

Booking a survey

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or send us an email.
