Thermal roof surveys in Barton Stacey

What we look for on each type of roof

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. Any patterns are checked with moisture readings.

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.

How a thermal roof survey works in Barton Stacey

Your report sets out the thermal images alongside ordinary photos, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. There’s a 12-month follow-up as well. We survey loft conversions, flat roofs and commercial roofs, and the problems we are asked to look at most are areas of a flat roof that may hold water and cold spots on ceilings under the roof.

In a small place like Barton Stacey, open ground can mean strong wind. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common questions in Barton Stacey

How do I find out if my home in Barton Stacey is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Barton Stacey?

Yes. Barton Stacey is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Do you test for asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

Is thermal imaging included in your surveys?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.

Signs you need a thermal roof survey in Barton Stacey

Some defects simply cannot be seen with the eye. Wet insulation, gaps in insulation and heat loss are frequently invisible from outside. Thermal imaging gives us another way to look for them.

Problems we come across often include:

  • Damp where roofs meet walls and chimneys
  • Leaks that are hard to trace
  • Cold spots on ceilings under the roof
  • Areas of a flat roof that may hold water

Take a building like Barton Stacey Church of England Primary School: thermal images can show where wet insulation sits under a big flat roof.

Choosing a roof surveyor

  • Whether VAT is in the quoted price
  • Which parts of the roof they’ll actually see
  • What happens after the report arrives
  • Will the report include photos?

What a roof survey includes

What affects the cost of thermal roof surveys

To price your survey, we look at:

  • The size of the roof
  • Whether thermal imaging or a drone is needed
  • Which survey package you book
  • Commercial roofs and larger buildings

To find out what your survey will cost, phone 07833 053749 or use the contact form and tell us about the roof. We will confirm the figure before booking.

Helping us price your survey

A little information up front helps. Please include:

  • Any stains, drips or damp patches you’ve seen indoors
  • Photos of the roof, taken safely from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Whether there is a loft hatch, a shared roof or tricky access

We confirm the price for your survey before booking, so you know where you stand. Thermal roof survey starts from £400, including VAT. To book, phone 07833 053749 or drop us an email.

How the survey works

After the inspection, everything we found is written up as a written report with photos. As for time on site, most surveys take an hour or two for most homes, plus time to check any thermal findings with moisture readings. Older rural homes like those around Barton Stacey can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • Point out any leaks or damp patches
  • Mention any parking restrictions on your street

Advice

Tips that help

Most of what helps is simple and safe from ground level. A few suggestions:

  • File the images with your roof records
  • Keep dated photos of any marks on ceilings
  • Move stored items away from the loft hatch
  • Heat the home normally on the days before

If the images suggest moisture that cannot be confirmed, we’ll say what would help next, such as electronic leak detection or opening up a small area.

Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.

Drones, thermal imaging and Barton Stacey roofs

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If your home is one of the older ones in the streets near Church of All Saints, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view by drone or thermal camera helps.
