Thermal imaging roof survey in Beckley, East Sussex
A careful look at the roof at your property in Beckley, and put it all in a written report with photographs.
- Leaks far from where the stain appears
- Water getting in at parapets and stacks
- Damp that repairs haven’t cured
Thermal roof surveys for homes and businesses in Beckley
Your report sets out the thermal images alongside ordinary photographs, so it’s easy to see which part of the roof each one shows. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. There is a 12-month follow-up as well. If you are worried about damp where roofs meet walls and chimneys and leaks that are hard to trace, a survey will tell you what’s going on, on flat roofs, loft conversions and commercial roofs alike.
Villages like Beckley often stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Beckley: your questions answered
Does a conservation area affect roof work in Beckley?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Beckley?
We do. Villages and rural addresses get the same survey as a town house.
What does a thermal roof survey show?
A thermal camera shows differences in surface temperature. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.
Is it a structural engineer’s report?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
How much does a thermal roof survey cost?
It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
The survey, step by step
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere like Beckley needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
Getting ready for the survey
- If you’re buying, check with the agent that we can get in
- Gather any invoices or paperwork from past roof work
- Agree roof access with the managing agent if it’s shared

When to book a survey in Beckley
Some defects simply can’t be seen with the eye. Wet insulation, gaps in insulation and heat loss are often invisible from outside. Thermal imaging gives us another way to look for them.
Problems we come across often include:
- Damp around chimneys and parapets
- Leaks that are hard to trace
- Areas losing heat at the eaves and junctions
- Cold areas below the roof
If you look after a building such as Beckley Church of England Primary School, a drone or thermal camera can show a large roof in a single visit.
Choosing a roof surveyor
- Will they check the loft as well as the outside?
- What insurance they carry
- Whether any drone flown is registered with the CAA
- How long they’ve been surveying roofs

Checking the roof from the ground
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Airspace, weather and Beckley roofs
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.
For an older house near a landmark such as The Parish Church of All Saints, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Great Dixter, about 2.3 miles west, is one of the historic houses in the wider area around Beckley. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.

Different roofs, different checks
Parapets, valleys and junctions
Damp at junctions can be hard to see by eye. We combine a close visual check with the thermal images.
Pitched slate and tile roofs
Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We combine the images with an inspection from the loft where there is safe access.
What affects the price in Beckley
Our packages start from £150, with VAT included. What you pay for your roof depends on:
- How big the roof is
- The use of thermal imaging or a drone
- How complicated the roof is, with its valleys, chimneys and parapets
- Commercial roofs and larger buildings
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
Getting in touch
If you can, have these to hand when you get in touch:
- Any photos you have, taken from ground level or a window
- Where any leaks, stains or damp patches show inside
- Dates you’re working to, such as exchange
- Whether there’s a loft hatch, a shared roof or tricky access
If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or send us an email.
