Thermal imaging roof survey in Calvert, Buckinghamshire
Find out the condition of the roof at your property in Calvert. Visits run on weekdays and weekends, in the daytime.
- Patches of heat loss across the roof
- Damp around chimneys and parapets
- Possible trapped moisture under a flat roof covering
How a thermal roof survey works in Calvert
Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, something you cannot usually tell from the surface. We then check those areas with moisture readings. We survey commercial roofs, insulated roof spaces and pitched roof slopes, and common reasons people get in touch are leaks far from where the stain appears and thin or uneven insulation in the roof.
Villages like Calvert often stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Calvert questions
Do you cover Calvert?
Yes, Calvert is within the area we cover. We work right across London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property.
Is my home in Calvert listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Will thermal imaging find my leak?
It is a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. If the source cannot be confirmed, we will say what could help next, such as electronic leak detection.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and details are available on request.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.
Can you survey at the weekend?
Surveys run seven days a week. To find a day that suits you, phone 07833 053749 or send us an email.
Drones, thermal imaging and Calvert roofs
Historic houses such as Claydon House, about 2.1 miles east, show how far back building in the area around Calvert goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

What affects the cost of thermal roof surveys
A few things affect what a survey costs:
- Basic, Standard or Premium
- Whether it is a home or a commercial building
- Extra roofs, like extensions, dormers or garages
- Chimneys, valleys, parapets and other details
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
What we need to know
The more you let us know, the easier it is to price the survey. When you contact us, let us know:
- Any deadline, like an exchange date
- Any stains, drips or damp patches you’ve seen indoors
- What kind of property and roof it is
- Photos of the roof, taken safely from the ground or a window
For a price for thermal roof surveys in Calvert, phone 07833 053749 or drop us an email. The address, the type of property and what you want to find out help us give you an accurate price.
Different roofs, different checks
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.
GRP fibreglass roofs
Water under a GRP roof can reach the timber deck. The camera can help show where to look.
For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Confirming water without moisture readings
- Whether the deck or roof structure is strong enough
- Insulation values or heat loss calculations
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.
Roof types and parts we check
- Ceilings below the roof
- Pitched roof slopes
- Loft conversions
- Insulated roof spaces
- Commercial roofs
- Flat roofs
The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You are welcome to ask questions while we are there. Older rural homes like those around Calvert can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
Preparing for the visit
- Move anything stored under the loft hatch
- Let us know about parking before the day
- For flats, check roof access has been agreed
How to book
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you are ready.
Advice
When to book a survey in Calvert
People often book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. The camera helps narrow the search.
Problems we come across often include:
- Wet areas near outlets and upstands
- Damp that repairs haven’t cured
- Areas losing heat at the eaves and junctions
- Possible trapped moisture under a flat roof covering
If you live in an older home near Church of St Michael, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.
