Thermal imaging roof survey in Cookley Green, Oxfordshire
We carry out thermal roof surveys in Cookley Green and the rest of Oxfordshire. Surveys run on any day of the week.
- Water getting in at parapets and stacks
- Gaps in loft insulation
- Possible trapped moisture under a flat roof covering
Roof by roof
Parapets, valleys and junctions
Water often gets in where roofs meet walls, parapets or valley gutters. Thermal imaging can help show damp patterns around them.
Felt and asphalt flat roofs
On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. Moisture readings are used to check them.
Thermal roof survey in Cookley Green
A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it is warm inside and cold outside. The report shows the images and explains what they may mean. We do not give energy ratings or heat loss calculations. We’re often asked to look into patches of heat loss across the roof and moisture around outlets and upstands, on loft conversions, insulated roof spaces and pitched roof slopes.
In a small place like Cookley Green, open ground can mean strong wind. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

Airspace, weather and Cookley Green roofs
West Oxfordshire’s older buildings frequently carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Steep or complicated roofs are often hard to see from ground level, which is where aerial photos and thermal images help. Stonor Park, about 3 miles east, is one of the historic houses in the wider area around Cookley Green. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If you live in an older home near Church of St Botolph, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from above or with a thermal imager helps.

What we can’t see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A structural engineer’s assessment
- The condition of timbers we cannot see
- A formal energy assessment

Roof types and parts we check
- Pitched roof slopes
- Loft conversions
- Insulated roof spaces
- Ceilings below the roof
- Commercial roofs
- Flat roofs
What we do, step by step
On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a hamlet or village like Cookley Green, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You tell us about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
Preparing for the visit
- Check the loft hatch can be reached
- Tell us where we can park nearby
- Unlock side gates and any roof access doors

What else we do in Cookley Green
Cookley Green: your questions answered
How do I find out if my home in Cookley Green is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is Cookley Green in the area you cover?
We do. Every survey there gets the same written report with photos.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
Is it a structural engineer’s report?
No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
What’s in the survey report?
Written findings with photos, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
What conditions are best for thermal imaging?
The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain and strong wind can make the images less clear, so we talk through the forecast when you book.
For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.
Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Leave the roof to people with safe access
- Keep the heating on as usual before a heat loss survey
- Keep a record of when stains appear
- Move stored items away from the loft hatch
Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. Premium reports are sent the same day.
Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.
Leave it or get it looked at?
If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you commit. For older village homes like those around Cookley Green, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.
Thermal roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.
