Thermal imaging roof survey in Cote, West Sussex
Wondering about the roof at a property in Cote? We carry out thermal roof surveys in Cote and across West Sussex, with plain-English findings.
- Cold spots on ceilings under the roof
- Stains that keep coming back
- Water getting in at parapets and stacks
Thermal roof survey in Cote: what you get
Your report sets out the thermal images alongside ordinary photos, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. If you’ve noticed cold areas below the roof and patches of heat loss across the roof, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Cote, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are checked before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

What we do, step by step
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours at most homes, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Cote often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.
- We start with the roof, its history and any signs of damp or heat loss.
- We check the conditions and note how they may affect the images.
- A full inspection and thermal imaging are carried out together.
- We back up the thermal patterns with moisture readings.
- The Premium report reaches you the same day, and we go through it with you in person.
Before we arrive
- For a flat or shared roof, check access with whoever owns or manages the building
- Unlock side gates and any roof access doors
- Make a note of anything you’d like us to look at

What a survey costs
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- Any need for thermal images or a drone flight
- House, block, shop or office
- The package you choose: Basic, Standard or Premium
- Extra roofs, like extensions, dormers or garages
Prices quoted always include VAT, and the written report is part of the package. Our price is from £400, including VAT. Size, height and access decide where your roof falls.
Booking your survey
To price your survey accurately, we’ll ask about:
- Where the property is, with the postcode
- Dates you’re working to, such as exchange
- Photos of the roof, taken safely from ground level or a window
- Where water is showing inside, if it is
Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or drop us an email.
Cote questions
Do you cover smaller places like Cote?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Is Cote in the area you cover?
Yes, Cote is within the area we cover. Our area covers London and South East England. Just phone 07833 053749 or send us an email and tell us about the property.
How do I book a survey in Cote?
Simply call 07833 053749 or use the contact form with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Which survey includes thermal imaging?
Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.
Which days do you carry out surveys?
Visits run seven days a week in the daytime. Just say which days work for you.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
What we cannot see
Some things cannot be seen without opening up the roof, and that sets some limits:
- Seeing water directly, as the camera shows temperature, not moisture
- Reliable images in rain, strong wind or on a wet roof surface
- An energy rating for the building
If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and doesn’t.
What this survey covers
- Flat roofs
- Commercial roofs
- Loft conversions
- Insulated roof spaces
- Ceilings below the roof
- Pitched roof slopes
Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Tell us where and when you’ve seen damp or stains
- Photograph damp patches with the date
- Do not climb onto the roof to look for leaks yourself
- Don’t switch the heating off before the visit
If you are buying, the report gives you specific points to raise with the seller or agent. It’s your decision how to use it, whether that’s asking for work or discussing the price.
Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.
Different roofs, different checks
Parapets, valleys and junctions
Water often gets in where roofs meet walls, parapets or valley gutters. Thermal imaging can help show damp patterns around them.
Pitched slate and tile roofs
Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We combine the images with an inspection from the loft where there is safe access.

What a thermal roof survey looks like in Cote
Cote is within about 3 miles of the coast, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
For site and facilities teams at buildings such as Durrington Junior School, thermal images can show where wet insulation sits under a big flat roof. If you own one of the older houses in the streets near St Symphorian's Church, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. With Ecclesden Manor about 2.5 miles south-west, the area around Cote has a long history. A drone or thermal survey does not involve any work on the roof, which suits older buildings.
Cote is about 2 miles north-west of Worthing, in West Sussex. Cote gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Cote is one of the towns and villages in West Sussex where we work for thermal roof surveys. There’s also a page for Brighton.
