Gutter Survey in Cote
Find out the condition of the gutter at your property in Cote from an independent roof surveyor. Visits run on weekdays and weekends, in the daytime.
- Gutters overflowing in heavy rain
- Choked outlets or hopper heads
- Cracked or loose downpipes
Before and after the survey
Here are a few things we’d tell any owner, before and after a survey:
- Check the loft with care after heavy rain
- Keep climbers away from the eaves
- Check from ground level or a window, not a ladder
- Note any damp stains below the gutters
How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email once it is done.
Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you can’t check them from the street, so make sure they’re included in any clearing work.
Gutter surveys for homes and businesses in Cote
Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from everything that’s safely in view. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey valley gutters, parapet and box gutters and fascias and soffits, and people most often book us about dripping or leaking gutter joints and overflowing eaves gutters.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
Nothing in the report is left vague: if work is needed, the report says so clearly.

Gutter surveys in Cote: local notes
Cote is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
Living close to Clapham Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Anyone responsible for a site like Durrington Junior School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Cote is about 2 miles north-west of Worthing, in West Sussex. Bookings from Cote are handled just like any other: a call or an email, a price, then a date. Our area takes in places right across West Sussex. You can also see our page for Brighton.
We survey roofs across the BN13 postcode area for gutter surveys. We also cover Durrington (1 mile south-east), High Salvington (1 mile north-east), Clapham (1 mile west), Patching (2 miles west) and Findon (2 miles north). We also work in nearby towns like Bognor Regis (12 miles west), Burgess Hill (15 miles north-east), Littlehampton (5 miles south-west), Shoreham-by-Sea (7 miles east), Lancing (4 miles east) and Rustington (4 miles south-west).

What affects the price in Cote
Not every roof costs the same to survey, and it comes down to:
- Basic, Standard or Premium
- The size of the roof
- How many separate roofs there are, such as extensions, dormers and garages
- Any need for thermal images or a drone flight
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.
Getting in touch
We’ll normally ask about:
- Pictures from the garden or a window, if you have them
- The reason for the survey, like buying, a leak or storm damage
- Where water is showing inside, if it is
- Where the property is, with the postcode
Once you know what you need, call 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.
Why it’s worth a survey now in Cote
A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Older cottages and farmhouses around Cote can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

The survey, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photos as we go and make notes for the report. It usually takes an hour or two at most homes, while a commercial roof takes nearer three to four hours. Older rural homes like those around Cote can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
- We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
- The loft space is checked for water marks if it’s safe to get into.
- We send a written report with photos and clear recommendations.
Preparing for the visit
- Clear the way to the loft hatch
- If it isn’t your property yet, arrange access through the agent
- Have any paperwork from past roof work to hand
Arrange a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you are ready.
Advice
Common roof problems in Cote
Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.
People usually book a survey after spotting one of these:
- Overflowing eaves gutters
- Overflowing valley or parapet gutters
- Leaks at the gutter joints
- Soffits marked by water
Take an older house close to St Symphorian's Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.
Before booking any roof surveyor
- Will the report include photos?
- How long they’ve been surveying roofs
- When you will get the report
- Are they insured for the work?

What you can safely check yourself
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Questions from Cote
Is Cote within the area you cover?
Yes. Cote is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.
How do I find out if my home in Cote is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details when booking.
Do you climb onto every roof?
Only where it is safe to do so. We check everything that can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
Are hidden gutters like valleys and box gutters included?
Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and we’ll note that in the report.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
