How a thermal roof survey works in Cothill

What a thermal camera can show depends a lot on the weather. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We will discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. We survey flat roofs, insulated roof spaces and commercial roofs, and common reasons people get in touch are leaks that are hard to trace and stains that keep coming back.

Somewhere as small as Cothill, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to.

Questions from Cothill

Does a conservation area affect roof work in Cothill?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will you come out to Cothill?

Yes. Cothill is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Does the weather affect a thermal survey?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

How long does the survey take?

That depends on the size and shape of the roof; most visits take roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. The written report follows by email.

What insurance do you have?

Our cover is professional indemnity plus public liability.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Why get it checked now?

Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Every price we give includes VAT. Our price is from £400, including VAT. We confirm the price for your survey before booking.

Why book with us

  • Every finding written up with photos
  • Professional indemnity and public liability insurance
  • Over 5,000 surveys carried out
  • Independent findings on the roof’s condition

See what a roof survey costs or what we found on two real jobs.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the deck or roof structure is strong enough
  • Proving moisture from the images alone
  • Readings unaffected by sun, shade or reflections

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. The full list of what we check.

What we check

  • Loft conversions
  • Insulated roof spaces
  • Ceilings below the roof
  • Commercial roofs
  • Pitched roof slopes
  • Flat roofs

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What a thermal roof survey looks like in Cothill

About 1.8 miles north-west lies Appleton Manor, a reminder of how long the area around Cothill has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Anyone responsible for a site like Dry Sandford Primary School will know that a drone or thermal camera can show a large roof in a single visit. For an older house near a landmark like Church of St Helen, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps.

Prices for thermal roof surveys in Cothill

Several things affect the price of a survey:

  • The package you choose: Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • The property’s address and postcode
  • The kind of building and roof involved
  • What’s prompted the survey

To book a survey, call 07833 053749 or email us with the address and what you’d like to know about the roof. We will confirm the price before you book.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take an hour or two for most homes, plus time to check any thermal findings with moisture readings. Older rural homes like those around Cothill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

How to prepare

  • If it is not your property yet, arrange access through the agent
  • Agree roof access with the managing agent if it is shared
  • Gather any invoices or paperwork from past roof work

Booking a survey

Most bookings start with a short call: phone 07833 053749 or use the contact form and we’ll ask a few questions about the roof. You will have a price before anything is arranged.

Useful tips for Cothill property owners

A survey works best with a little help from you, before and after. Tips:

  • Talk to us about the weather when booking
  • File the images with your roof records
  • Clear leaves from outlets and gutters each autumn
  • Take photos of stains as they appear, so we can compare

Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.

Consider a repeat survey after major work on the roof, when the conditions are suitable.
