Thermal roof surveys in Egypt

Flying and imaging in Egypt

Historic houses such as Cliveden, about 3 miles west, show how far back building in the area around Egypt goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Steep or complicated roofs are frequently hard to see from ground level, which is where photos from the air and thermal images help.

The streets around a church such as St John the Evangelist are often among the oldest in a place, and if you own one of the older houses nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. Anyone responsible for a site like Farnham Common Infant School will know that big roofs are where aerial photos and thermal images show the most at once.

Thermal roof survey in Egypt

Thermal imaging works best in the right conditions. It is useful to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We will discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. If you are worried about leaks that are hard to trace and moisture around outlets and upstands, a survey will tell you what’s going on, whatever the roof.

Villages like Egypt often stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

How the survey changes by roof type

Pitched slate and tile roofs

Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We back up what the camera shows with a look in the loft where we can.

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. Thermal images, checked with moisture readings, can help trace it.

Egypt questions

How do I find out if my home in Egypt is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is Egypt within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

What’s the best way to book?

It is easiest to phone 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays, Saturdays and Sundays.

What affects the cost of thermal roof surveys

A few things affect what a survey costs:

  • The number of roofs, including extensions and garages
  • The size of the roof
  • Any need for thermal images or a drone flight
  • Which survey package you book

Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

What we need to know

A little information up front helps. Please include:

  • Access details, such as a loft hatch or a shared roof
  • The property’s address and postcode
  • What kind of property and roof it is
  • Dates you are working to, such as exchange

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or email us.

For landlords and managing agents

Landlords and agents in Egypt book surveys as well as householders. A written report with photos gives you a clear record of the roof.

Any of our surveys can be booked by landlords, agents and building managers in Egypt. To discuss a property or a block, phone 07833 053749 or email us.

How it works

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Around Egypt, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Getting ready for the survey

  • Agree roof access with the managing agent if it is shared
  • Let us know about parking before the day
  • Jot down any questions you want answered

Book a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • An energy rating for the building
  • A structural engineer’s assessment
  • Confirming water without moisture readings

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey before you book. The full list of what we check.
