How a pre-purchase roof survey works in Egypt
A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey is not a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. The two sit side by side if you want the fullest picture. Common reasons to book are loose pots and cracked flaunching and sagging ridge lines or uneven roof slopes, on chimney stacks, natural slate and lead flashings and valleys.
For a small place like Egypt, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked seven days a week.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How the survey changes by roof type
Chimney stacks
We inspect the outside of the stack, and it is not a flue or gas safety check. We will say if the flue needs a specialist.
Natural slate
Older slate roofs often have bitumen felt under them, and very old ones may have none. From inside the loft space, we report what we can see of it.
Useful tips for Egypt property owners
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:
- Give your solicitor a copy of the report
- Let us know your timetable
- For a flat, check who is responsible for the roof
- Notice patches of new decoration in top-floor rooms
If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, which makes quotes easier to compare.
Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.
Buying a home or a new roof in Egypt
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. For a purchase or a newly finished roof, the materials decide which details matter most. About 3 miles west lies Cliveden, a reminder of how long the area around Egypt has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Burnham station may find that a roof report gives you a clear picture before you buy or settle up with a roofer. If you live in an older home near St John the Evangelist, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Checking the roof from the ground
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where it applies.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Questions from Egypt
Do you cover Egypt?
Yes. We survey roofs across London and the South East, and Egypt is part of that. Just phone 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.
Do you cover smaller places like Egypt?
Yes, Egypt is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
How long does the survey visit take?
Allow about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. We will confirm what to expect when we arrange the visit.
Can you survey at the weekend?
Surveys run on any day of the week. To arrange a date, ring 07833 053749 or drop us an email.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Does the weather affect the survey?
Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.
Do you inspect the roof from on top?
When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where applicable.
What this survey cannot tell you
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Faults hidden behind ceilings, boards or coverings
- Whether timbers meet design loads
- Whether the price should change, which is between you and the seller
If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.
Roof types and parts we check
- Gutters and downpipes
- Natural slate
- Lead flashings and valleys
- Flat-roofed extensions and dormers
- The roof space
- Clay and concrete tiles
- Chimney stacks
The survey, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two at a typical house, with time for the loft where it can be reached. You are welcome to ask questions while we are there. Older rural homes like those around Egypt can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

Advice
Why it’s worth a survey now in Egypt
A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy lets you deal with it as soon as you move in. Where a roof is exposed, as many are in small places like Egypt, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We can help you choose the package that fits what you need to know.
