Thermal roof surveys in Halnaker

How a thermal roof survey works in Halnaker

Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. We survey loft conversions, insulated roof spaces and flat roofs, and the problems we are asked to look at most are ceilings that feel colder in places and possible trapped moisture under a flat roof covering.

Somewhere as small as Halnaker, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from the ground. Both the forecast and the airspace are checked first. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What this survey cannot tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Structural calculations, which need a structural engineer
  • What’s inside walls or under coverings, without opening up
  • An energy rating for the building

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Insulated roof spaces
  • Ceilings below the roof
  • Loft conversions
  • Flat roofs
  • Commercial roofs
  • Pitched roof slopes

The survey, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. Rural addresses near Halnaker can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • If you’re buying, check with the agent that we can get in
  • Show us where any leaks or stains appear

How to book

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.

Why get it checked now?

For buyers, a thermal survey adds detail that a visual inspection cannot give. Hidden problems found before exchange can be raised with the seller or agent. Older and listed buildings around Halnaker may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Roof by roof

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Reflections from shiny surfaces can affect readings, which we allow for.

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. A careful visual inspection goes alongside the images.

Halnaker: your questions answered

Is my home in Halnaker listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Halnaker?

We do. A small place gets exactly the same survey as a big one.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Is thermal imaging good for finding leaks?

It frequently helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings, as the camera alone can’t prove a leak.

How long will you be at the property?

Time on site depends on the roof; most visits take about one to two hours for most homes, plus time to check any thermal findings with moisture readings. The report is sent afterwards by email.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Keep a record of when stains appear
  • Remember the conditions on the day affect the results
  • Heat the home normally on the days before
  • Photograph damp patches with the date

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. The less water sits, the less can find its way beneath.

Airspace, weather and Halnaker roofs

Halnaker is about 3 miles from Goodwood Aerodrome. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Take a building like Boxgrove CofE Primary School: thermal images can show where wet insulation sits under a big flat roof. If your house is among the older ones in the streets near The Priory Church of St Mary and St Blaize, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Goodwood House, about 1.4 miles west, is one of the historic houses in the wider area around Halnaker. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera doesn’t touch the roof itself.

Halnaker is about 3 miles north-east of Chichester, in West Sussex. Roofs in Halnaker get the same thorough look as anywhere else in West Sussex. Halnaker is one of the towns and villages in West Sussex where we work for thermal roof surveys. We also survey roofs in Portsmouth.
