- Gaps in loft insulation
- Stains that keep coming back
- Ceilings that feel colder in places
How the survey works
Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Rural addresses near Lane End can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- We take thermal images of the roof to pick up temperature patterns.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
Before the survey
- Make sure pets are kept safely away
- Let us know about parking near the property

How a thermal roof survey works in Lane End
We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. If you’ve noticed stains that keep coming back and cold areas below the roof, we can find out what’s behind it.
In a small place like Lane End, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Signs you need a thermal roof survey in Lane End
Some defects simply cannot be seen with the eye. Wet insulation, gaps in insulation and heat loss are frequently invisible from outside. Thermal imaging gives us another way to look for them.
We are frequently asked to look at:
- Damp where roofs meet walls and chimneys
- Wet areas near outlets and upstands
- Cold spots on ceilings under the roof
- Heat escaping through the roof
In and around Lane End, as anywhere, a roof is easiest to deal with when its problems are found early.
What to check before booking
- Whether the loft is part of the inspection
- Their report turnaround times
- Their drone registration, if they fly one
- Their track record with similar roofs

What a thermal roof survey doesn’t cover
It’s a careful look at the roof, not the whole story. The main limits are:
- A formal energy assessment
- What’s inside walls or under coverings, without opening up
- Readings unaffected by sun, shade or reflections
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

Lane End: your questions answered
Does a conservation area affect roof work in Lane End?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Will you come out to Lane End?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Which survey includes thermal imaging?
It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.
What will the report tell me?
You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put by urgency where it matters.
Can you use a thermal camera on a sloping roof?
It can be useful, though pitched roofs are typically harder to read. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it is safe.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
What’s the best way to book?
It is easiest to call 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we will take it from there. Surveys run on any day of the week.
How the survey changes by roof type
Pitched slate and tile roofs
From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. Findings are checked with moisture readings.
Felt and asphalt flat roofs
These coverings sit directly on the layers beneath, so temperature differences frequently show through. Any patterns are checked with moisture readings.
Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
