Airspace, weather and Lindford roofs

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

For site and facilities teams at buildings such as Weyford Nursery and Primary School, big roofs are where photos from the air and thermal images show the most at once. If you own one of the older houses in the streets near Church of All Saints, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Thermal roof surveys for homes and businesses in Lindford

We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. There’s a 12-month follow-up as well. If you’ve noticed damp around roof outlets and upstands and leaks far from where the stain appears, a survey will tell you what’s going on, on flat roofs, commercial roofs and pitched roof slopes alike.

Around Lindford, plenty of roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day. Close-up images frequently show wear on ridges, verges and flashings that can’t be judged properly from the ground.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

What a thermal roof survey doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Insulation values or heat loss calculations
  • A structural engineer’s assessment
  • Readings unaffected by sun, shade or reflections

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before you book. What our survey covers.

Lindford questions

Is Lindford within the area you cover?

We do. A small place gets exactly the same survey as a big one.

How do I find out if my home in Lindford is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will the survey show heat loss through my roof?

It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it is warm inside and cold outside. Where we can reach the loft safely, we check there too.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Can you use a thermal camera on a sloping roof?

It can help, but the results are often less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it is safe.

Are you structural engineers?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Roof by roof

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. Wet boards can show as temperature differences on the images.

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences frequently show through. We confirm any patterns with moisture readings.

Leave it or get it looked at?

Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. Around Lindford, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

What we do, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. For a survey in Lindford, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

How to prepare

  • Keep pets out of the way during the survey
  • Point out any leaks or damp patches
  • If you’re buying, check with the agent that we can get in
