Thermal roof survey in Lower Arncott: what you get

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it is warm inside and cold outside. The report shows the images and explains what they may mean. We do not give energy ratings or heat loss calculations. We are often asked to look into areas losing heat at the eaves and junctions and damp patches with no obvious cause, across flat roofs, insulated roof spaces and ceilings below the roof.

In a small place like Lower Arncott, open ground can mean strong wind. A small drone can’t fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

What you can safely check yourself

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Thermal roof surveys in Lower Arncott: local notes

Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If your home is one of the older ones in the streets near Church of St Mary the Virgin, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from the air or with a thermal camera helps. Boarstall Tower lies about 2.5 miles south, so building around Lower Arncott goes back a long way. A drone or thermal survey does not involve any work on the roof, which suits older buildings.

Lower Arncott is about 3 miles south-east of Bicester, in Oxfordshire. In Lower Arncott, as across Oxfordshire, every roof gets the same careful survey. Across Oxfordshire, we cover Lower Arncott. Oxford is in our area too.

How we price thermal roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Height and safe access
  • Whether it’s a home or a commercial building
  • Roof area
  • Extensions, dormers and garages with roofs of their own

For a price for your roof in Lower Arncott, ring 07833 053749 or use the contact form and let us know about the roof. We will confirm the figure before booking.

Booking your survey

There is no need for technical words. Just let us know:

  • The reason for the survey, such as buying, a leak or storm damage
  • Anything about access we should know
  • Any photos you have, taken from ground level or a window
  • Where any leaks, stains or damp patches show inside

You can call us seven days a week. For a price or to book, phone 07833 053749 or send us an email.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. Older roofs in small places like Lower Arncott can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

Before the survey

  • Have any paperwork from past roof work to hand

When to book a survey in Lower Arncott

After a repair, some owners want to know whether the roof has dried out. Thermal images and moisture readings can suggest whether moisture is still trapped, given suitable conditions on the day.

These are some of the problems a survey can pick up:

  • Stains that keep coming back
  • Water that travels before it shows
  • Wet insulation beneath the membrane
  • Patches of heat loss across the roof

For site and facilities teams at buildings like Five Acres Primary School, a view from above covers a wide roof far faster than walking it.

What to check before booking

  • Whether the inside of the roof is included
  • Which parts of the roof they’ll actually see
  • Their drone registration, if they fly one
  • Their report turnaround times

What a good roof survey covers

What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the deck or roof structure is strong enough
  • A formal energy assessment
  • Seeing water directly, as the camera shows temperature, not moisture

Questions from Lower Arncott

Will you come out to Lower Arncott?

Yes, Lower Arncott is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you carry out roof surveys in Lower Arncott?

Yes. We work right across London and the South East, and Lower Arncott is part of that. You can ring 07833 053749 or email us with the address and some details, and we’ll talk through which survey suits.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Does the weather affect a thermal survey?

The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast when booking.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Tips from our surveys

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:

  • Check the loft can be reached safely
  • Check outlets after heavy rain
  • Use the report as a baseline for later checks
  • Do not climb onto the roof to look for leaks yourself

If the images suggest moisture that can’t be confirmed, we’ll say what would help next, such as electronic leak detection or opening up a small area.

Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.
