Independent thermal roof surveys in Lower Burgate

Thermal roof survey in Lower Burgate

Thermal imaging is useful when a damp patch has no clear cause. Leaks frequently run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so the findings do not rely on the camera alone. We survey insulated roof spaces, ceilings below the roof and loft conversions, and the problems we’re asked to look at most are areas losing heat at the eaves and junctions and cold areas below the roof.

Somewhere as small as Lower Burgate, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In a small place like Lower Burgate, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from ground level, from windows and from the roof itself where it’s safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

Preparing for the visit

  • Agree roof access with the managing agent if it’s shared
  • Show us where any leaks or stains appear
  • Have any questions written down, so nothing gets missed

How to book

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Seeing water directly, as the camera shows temperature, not moisture
  • What’s inside walls or under coverings, without opening up
  • Readings unaffected by sun, shade or reflections

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey. The full list of what we check.

What a thermal roof survey looks like in Lower Burgate

About 2.2 miles north lies Breamore House, a reminder of how long the area around Lower Burgate has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Take a building like The Burgate School and Sixth Form: thermal images can show where wet insulation sits under a big flat roof. For an older house near a landmark like St Mary's Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Common questions in Lower Burgate

Does a conservation area affect roof work in Lower Burgate?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Lower Burgate in the area you cover?

Yes, Lower Burgate is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To arrange a date, phone 07833 053749 or email us.

What can thermal imaging tell me about my roof?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, and we check them with moisture readings.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

Can a thermal survey trace a roof leak?

It frequently helps show where to look. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings because the camera cannot confirm water on its own.

Can you use a thermal camera on a sloping roof?

It can be useful, though pitched roofs are typically harder to read. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there is safe access.

What we look for on each type of roof

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. It focuses the survey on the areas that matter.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.

Surveys for landlords and agents in Lower Burgate

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Talk to us about the weather when booking
  • Take photos of stains as they appear, so we can compare
  • Keep outlets and gutters clear to stop water sitting
  • Note where damp appears and after what weather

Where a pattern can’t be confirmed, the report says what could help, for example electronic leak detection or a roofer opening up a small section.

Consider a repeat survey after major work on the roof, when the conditions are suitable.

Why act early in Lower Burgate

Before replacing a large flat roof, it helps to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. Outbuildings and barns around Lower Burgate are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Thermal roof survey starts from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.
