Independent thermal roof surveys in Mapledurham

Thermal roof survey in Mapledurham

Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there’s safe access. We’re frequently asked to look into damp that repairs haven’t cured and leaks far from where the stain appears, across commercial roofs, loft conversions and ceilings below the roof.

In a small place like Mapledurham, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Leave it or get it looked at?

A poorly insulated roof loses heat year after year. Thermal images can show where insulation is missing or has slipped, so improvements can go where they’re needed. In a place like Mapledurham, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Thermal roof survey starts from £400, including VAT.

How we price thermal roof surveys

We confirm the price for the job before you book. This is what makes a difference:

  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed
  • The number of roofs, including extensions and garages
  • Whether it is a home or a commercial building

Prices quoted always include VAT, and the written report is part of the package. Our price is from £400, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • The style of property, from a terrace to a block
  • Whether there is a loft hatch, a shared roof or tricky access
  • The address and postcode of the property
  • Photos of the roof, taken safely from ground level or a window

Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about one to two hours for a house, and about three to four hours for a commercial roof. For a village or hamlet like Mapledurham, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Advice

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Structural calculations, which need a structural engineer
  • Seeing water directly, as the camera shows temperature, not moisture
  • Readings unaffected by sun, shade or reflections

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Flat roofs
  • Pitched roof slopes
  • Commercial roofs
  • Loft conversions
  • Ceilings below the roof
  • Insulated roof spaces

Airspace, weather and Mapledurham roofs

Historic houses such as Mapledurham House, about 0.1 miles east, show how far back building in the area around Mapledurham goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

For site and facilities teams at buildings such as Purley CofE Primary School, big roofs are where close-up aerial shots and thermal images show the most at once. If you run a business near Broad Street Mall, thermal images can show trapped moisture across a wide commercial roof. If your house is among the older ones in the streets near Church of St Margaret and Bardolf Aisle, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Your questions about thermal roof surveys in Mapledurham

Do you carry out roof surveys in Mapledurham?

Yes, Mapledurham is one of the places we work. The survey and report are the same in Mapledurham as anywhere else.

Does a conservation area affect roof work in Mapledurham?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Which survey includes thermal imaging?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How does a thermal imaging roof survey work?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. Findings are checked with moisture readings.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and they go into the written report.

What happens next?

We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Tips that help

Most of what helps is simple and safe from ground level. A few suggestions:

  • Don’t switch the heating off ahead of the visit
  • Keep the report to compare against after any repair
  • Let us know where and when you’ve seen damp or stains
  • Check outlets after heavy rain

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Clear outlets and gutters regularly, so water does not sit on the roof. The less water sits, the less can find its way beneath.
