Need a thermal roof survey in Moulsoe? We can help, with a written report you can act on. Weekday and weekend visits available.

  • Areas of a flat roof that may hold water
  • Water that travels before it shows
  • Damp where roofs meet walls and chimneys

Thermal roof surveys for Moulsoe homes and businesses

What we are asked to look at in Moulsoe

Unexplained damp is one of the main reasons people ask for thermal imaging. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.

Signs worth acting on include:

  • Water getting in at parapets and stacks
  • Ceilings that feel colder in places
  • Wet areas near outlets and upstands
  • Damp that repairs haven’t cured

Linford Manor lies about 3.4 miles west, so building around Moulsoe goes back a long way. Photos from the air and thermal images let an old roof be checked without anyone disturbing it.

Questions to ask before booking

  • Their drone registration, if they fly one
  • How long the report takes to arrive
  • Whether VAT is in the quoted price
  • What happens after the report arrives

What to expect from a roof survey

How a thermal roof survey works in Moulsoe

A thermal survey is not a quick fix for every roof problem. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. Our report says plainly what the camera picked up and how sure we can be. Where something can’t be confirmed, we say what would help next. If you are worried about leaks far from where the stain appears and ceilings that feel colder in places, a survey will tell you what’s going on.

In a village or hamlet like Moulsoe, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

How it works

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. For a village or hamlet like Moulsoe, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Before the survey

  • If it is not your property yet, arrange access through the agent
  • Agree roof access with the managing agent if it’s shared
  • Dig out any old roof reports or invoices

Questions from Moulsoe

Is my home in Moulsoe listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you carry out roof surveys in Moulsoe?

We do. The survey and report are the same in Moulsoe as anywhere else.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

How do I book a survey in Moulsoe?

It is easiest to call 07833 053749 or drop us an email. Tell us the address and a little about the roof. We survey on any day of the week.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take between one and two hours for a house, while a commercial roof takes nearer three to four hours. The report is sent afterwards by email.

Is thermal imaging useful on pitched roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and can’t tell you, and back them up with a visual inspection and moisture readings.

Roof by roof

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they cannot.

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. Thermal imaging can suggest where that may be happening.

Drones, thermal imaging and Moulsoe roofs

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

For businesses in and around places such as Midsummer Place, large commercial roofs are often easiest to see from the air or with a thermal camera. For an older house near a landmark such as Church of St Mary, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

What a thermal roof survey doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Insulation values or heat loss calculations
  • The condition of timbers we can’t see
  • Whether the deck or roof structure is strong enough

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.
