Thermal imaging roof survey in Broughton, Milton Keynes
Thermal roof surveys in Broughton from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys across London and South East England.
- Leaks far from where the stain appears
- Thin or uneven insulation in the roof
- Heat escaping through the roof
Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- Confirming water without moisture readings
- Reliable images in rain, strong wind or on a wet roof surface
- The condition of timbers we can’t see
If in doubt, call 07833 053749 or send us an email and we will point you to the right survey before you book. What our survey covers.

About our thermal roof survey in Broughton
Your report sets out the thermal images alongside ordinary photos, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. Common reasons to book are damp where roofs meet walls and chimneys and heat escaping through the roof, on insulated roof spaces, commercial roofs and loft conversions.
Around Broughton, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Checking the roof from ground level
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What we’re asked to look at in Broughton
On big commercial and residential flat roofs, thermal imaging helps owners plan. It can suggest which areas may be wet and which seem dry, so we know where to take moisture readings.
Common reasons to book include:
- Damp around roof outlets and upstands
- Water getting in at parapets and stacks
- Stains that keep coming back
- Areas of a flat roof that may hold water
Take an older house close to St Lawrence's Church: thin or patchy insulation under an old roof often shows up clearly on a thermal image.
Before you book anyone
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Is there a chance to talk the report through?
- What experience they bring
- Whether the roof space is looked at, where there is one
What we look for on each type of roof
Felt and asphalt flat roofs
Built-up felt and asphalt roofs can hide trapped water for a long time. Thermal imaging helps suggest where it is, when the conditions allow.
GRP fibreglass roofs
Water can get through cracked GRP into the deck. We look at cracks by eye and use the images to see whether there’s a pattern around them.
How it works
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey normally takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. With a bit of garden around a house, as there frequently is around Broughton, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it is safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
How to prepare
- If it is not your property yet, arrange access through the agent
- Have any questions written down, so nothing gets missed
- Have any paperwork from past roof work to hand

Advice
Questions from Broughton
Is my home in Broughton listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Will you come out to Broughton?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.
Will I get photos?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Is thermal imaging good for finding leaks?
Thermal imaging can help, alongside other checks. The results depend on conditions on the day. If the source can’t be confirmed, we’ll say what could help next, such as electronic leak detection.
What’s the best way to book?
Just phone 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day.
Is thermal imaging included in your surveys?
It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.
For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.
Thermal roof surveys in Broughton: local notes
Linford Manor, about 3.1 miles north-west, is one of the historic houses in the wider area around Broughton. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Anyone responsible for a site like Broughton Fields Primary School will know that a view from above covers a wide roof far faster than walking it. If you look after a shop, office or commercial unit, for instance near Midsummer Place, big, flat commercial roofs are where photos from the air and thermal images help most.
