Thermal roof survey in New Southgate: what you get

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it is colder outside. The report shows the images and explains what they may mean. We do not give energy ratings or heat loss calculations. We survey insulated roof spaces, pitched roof slopes and flat roofs, and common reasons people get in touch are heat escaping through the roof and thin or uneven insulation in the roof.

London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we are asked to look at in New Southgate

People often book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.

A survey makes sense if you’ve noticed:

  • Heat escaping through the roof
  • Damp around roof outlets and upstands
  • Damp around chimneys and parapets
  • Ceilings that feel colder in places

For a London address like New Southgate, it is useful to know about controlled parking before the day, along with any off-street space.

What to check before booking

  • Whether VAT is added on top
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What the survey will not cover
  • Whether the inside of the roof is included

What a roof survey includes

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • The roof’s overall size
  • The shape of the roof and its details
  • Any need for thermal images or a drone flight
  • The number of roofs, including extensions and garages

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

What we need to know

A little information up front helps. It’s useful to include:

  • Your postcode, so we can check access and travel
  • Dates you are working to, like exchange
  • Where any leaks, stains or damp patches show inside
  • Pictures of the roof from a safe spot, if you have them

Getting a price is simple: just call 07833 053749 or use the contact form and give us a few details about the property and we will explain which survey suits. We confirm the price before anything is booked.

What happens on the day

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a London area like New Southgate, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

How to prepare

  • Let us know about parking near the property
  • Make sure we can get to the back of the property
  • Show us where any leaks or stains appear

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Let us know where and when you’ve seen damp or stains
  • Make sure the loft can be reached safely
  • Do not climb onto the roof to look for leaks yourself
  • Keep outlets and gutters clear to stop water sitting

Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it’s easy to find each area on the roof.

Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Proving moisture from the images alone
  • Clear results when the conditions on the day are poor
  • Whether the deck or roof structure is strong enough

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and doesn’t.

Why it’s worth a survey now in New Southgate

Thermal images can suggest the extent of wet areas without cutting into the roof. It helps when deciding whether to patch an area or replace the roof. In New Southgate, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Every price we give includes VAT, and the written report is part of the package. Our price is from £400, including VAT. Size, height and access decide where your roof falls.

FAQs for New Southgate

How do I find out if my home in New Southgate is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is drone flying allowed in New Southgate?

Usually it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.

Is thermal imaging included in your surveys?

Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

What happens after the survey?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

Will you walk on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.
