Thermal roof survey in Osney: what you get

Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. That is why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. If a finding cannot be confirmed, the report suggests a next step. Common reasons to book are wet areas near outlets and upstands and areas losing heat at the eaves and junctions, on insulated roof spaces, pitched roof slopes and flat roofs.

Around Osney, older homes can have thin loft insulation and later additions with roofs of their own. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

DIY checks: what’s safe

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your questions about thermal roof surveys in Osney

Do you cover smaller places like Osney?

Yes, Osney is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Osney?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is this an asbestos survey?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

Will the survey show heat loss through my roof?

The camera can point to heat loss and gaps in insulation. The survey isn’t an energy rating or a heat loss calculation, but the images show where improvements may help.

How do I book a survey in Osney?

To arrange a survey, call 07833 053749 or send us an email and let us know the address and what you need to know. We will confirm the price and agree a day with you.

How the survey changes by roof type

Loft insulation

The difference is clearest when the home is heated and it’s cold out. Our report notes how the conditions affected the images.

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they cannot.

What happens if roof problems are left?

If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you spend. With lower homes, common in places like Osney, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Ask us about the forecast if rain is expected
  • Check outlets after heavy rain
  • Keep the report to compare against after any repair
  • Don’t switch the heating off ahead of the visit

We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.

Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.

How it works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take between one and two hours at a typical home, with bigger or more complicated roofs taking longer. In a smaller place like Osney, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Keep pets in another room
  • Buyers: confirm access with the estate agent or seller
