Thermal roof survey in Sarsden: what you get

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. The camera doesn’t see water itself, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We’re often asked to look into water that travels before it shows and damp where roofs meet walls and chimneys, on ceilings below the roof, flat roofs and pitched roof slopes.

Villages like Sarsden often stand in open country, where wind can be strong. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Keep dated photos of any marks on ceilings
  • File the images with your roof records
  • Remember the conditions on the day affect the results
  • Check the loft can be reached safely

You can pass the report to a roofer so they can see where the problem areas seem to be. Because the images are paired with photos, it is easy to find each area on the roof.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps frequently appear after work in the loft.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You are welcome to ask questions while we’re there. Rural addresses near Sarsden can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. You get a report with thermal images, photographs and our recommendations.

Getting ready for the survey

When you need someone else

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Seeing water directly, as the camera shows temperature, not moisture
  • Insulation values or heat loss calculations
  • Hidden layers that need to be opened up to check

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What our survey covers.

What we check

  • Insulated roof spaces
  • Flat roofs
  • Ceilings below the roof
  • Commercial roofs
  • Pitched roof slopes
  • Loft conversions

What happens if roof problems are left?

For buyers, a thermal survey adds detail that a visual inspection can’t give. Hidden problems found before exchange can be raised with the seller or agent. Outbuildings and barns around Sarsden are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You’ll know the exact price before booking.

Common roof problems in Sarsden

Some defects simply cannot be seen with the eye. Trapped moisture, missing insulation and hidden heat loss are three examples. A thermal camera adds another way of finding them.

Typical things we’re asked to look at include:

  • Damp where roofs meet walls and chimneys
  • Possible trapped moisture under a flat roof covering
  • Patches of heat loss across the roof
  • Wet areas near outlets and upstands

Chastleton House, about 4.3 miles north-west, is one of the historic houses in the wider area around Sarsden. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition.

Before you book any roof surveyor

  • Are they insured for the work?
  • What’s outside the scope of the survey

FAQs for Sarsden

Is my home in Sarsden listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you carry out roof surveys in Sarsden?

We do. The survey and report are the same in Sarsden as anywhere else, and visits run on weekdays and weekends.

Can thermal imaging show missing insulation?

Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it’s colder outside. Where we can reach the loft safely, we check there too.

What’s the best way to book?

Just phone 07833 053749 or email us. After a few questions, we confirm the price and fix a day.

Does the weather affect a thermal survey?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.

What’s in the survey report?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

What a thermal roof survey looks like in Sarsden

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Anyone responsible for a site like Chipping Norton School will know that a view from above covers a wide roof far faster than walking it. If your home is one of the older ones in the streets near Church of St James, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
