Thermal roof surveys near Touchen-end

Thermal roof survey in Touchen-end

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging frequently helps most. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. We survey commercial roofs, ceilings below the roof and pitched roof slopes, and the problems we’re asked to look at most are leaks far from where the stain appears and wet areas near outlets and upstands.

In a small place like Touchen-end, open ground can mean strong wind. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Your questions about thermal roof surveys in Touchen-end

Is my home in Touchen-end listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Are there drone restrictions around Touchen-end?

The answer turns on the exact location and the conditions on the day. Touchen-end is about 3 miles from White Waltham Airfield, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone cannot fly safely in strong wind or a downpour, though the rest of the survey goes ahead either way.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To find a day that suits you, call 07833 053749 or email us.

How long does the survey take?

Expect it to take about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. You’ll then get the report by email.

Which survey includes thermal imaging?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.

Will the camera show exactly where the water is?

No, not on its own. It shows surface temperature, and wet areas can show up because they hold heat differently. We confirm what it suggests with moisture readings.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Ask us about the forecast if rain is expected
  • Don’t switch the heating off before the visit
  • Keep a record of when stains appear
  • Keep outlets and gutters clear to stop water sitting

You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Make sure loft insulation covers the whole area and hasn’t been disturbed. Gaps often appear after work in the loft.

Landlords, agents and block managers in Touchen-end

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Businesses and commercial landlords can book us too. Larger roofs take longer.

What we look for on each type of roof

Parapets, valleys and junctions

Problems where roof slopes and walls meet are often hidden. We combine a close visual check with the thermal images.

Loft insulation

From inside the loft, thermal imaging can show gaps in insulation and cold spots. We inspect the loft where it can be reached safely.

What we do, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours for most houses, and more on a big or complicated roof. Older roofs in small places like Touchen-end can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Advice

How we price thermal roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Features like valleys, chimneys, dormers and parapets
  • House, block, shop or office
  • Basic, Standard or Premium
  • Any need for thermal images or a drone flight

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

When you call or email, these details help:

  • What kind of property and roof it is
  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know
  • The address and postcode of the property

Getting a price is simple: just phone 07833 053749 or email us, let us know about the property and we’ll point you to the right survey. The price is agreed up front.

Why it is worth a survey now in Touchen-end

Wet insulation under a flat roof does not dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding them early can mean a smaller job. For an older or listed building in a place like Touchen-end, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

Why us?

  • Customer satisfaction of 98%
  • Thermal imaging and drone inspection where they help
  • Surveys on any day of the week
  • Packages from £150, including VAT
